The Lucknow Development Authority (LDA) has launched registrations for Park View Apartments, a group housing project comprising 364 premium flats in the Basant Kunj scheme in Lucknow. Located opposite Rashtra Prerna Sthal, the project will offer 3BHK and 3BHK units with servant quarters, with apartment sizes ranging from about 154 sq m to 195 sq m and starting prices from around INR 75 lakh. Registrations opened in the past week and will remain available until early April through the authority's website, with allotment to be conducted through a lottery system. The development will include four residential towers and a range of residential amenities such as a clubhouse, swimming pool and children's play area. The initiative forms part of the authority's ongoing housing programmes aimed at expanding organised residential supply in Lucknow's growing urban corridors.
The Lucknow Development Authority (LDA) has launched registrations for Park View Apartments, a new residential group housing project comprising 364 premium flats in the Basant Kunj scheme in Lucknow. Registrations opened in the past week through the authority's online portal and will remain open until early April, with apartments to be allotted through a lottery system after the application period closes.
The project is located opposite Rashtra Prerna Sthal and is positioned close to several established residential neighbourhoods in the older parts of the city. Officials indicated that the development will also benefit from connectivity to key road corridors including the Green Corridor, IIM Road, Dubagga Road and the Chowk area, linking the project to wider parts of Lucknow.
Park View Apartments will be developed on a land parcel of around 13,350 sq m and will comprise four residential towers of varying heights. Towers A and B are planned with 16 floors each, Tower C will rise to 20 floors, while Tower D will have 17 floors. The housing complex will offer two apartment configurations: 3BHK units and 3BHK apartments with an additional servant quarter. Apartment sizes are expected to range between approximately 154 sq m and 195 sq m.
According to project details released by the authority, prices for the 3BHK units will start from around INR 75 lakh, while the larger 3BHK units with servant quarters are expected to be priced from approximately INR 95 lakh onwards. Applicants will be required to deposit 5% of the estimated cost of the apartment as a registration amount, while reserved category applicants will need to deposit 2.5% at the time of application.
The residential complex has been planned with a range of common facilities typically associated with multi-storey group housing projects. These include a swimming pool, clubhouse, landscaped park areas and a dedicated children's play zone. The project will also include power backup and parking provision for more than 455 vehicles, along with commercial shops within the premises to serve residents.
Officials involved with the project indicated that the development proposal was finalised after an online demand survey conducted by the authority received positive responses from prospective homebuyers. The authority expects the project to strengthen organised residential supply in this part of the city while meeting demand for mid- to upper-segment apartments.
Construction of the housing complex is expected to be completed within about three years, while possession is planned within five years of the start of development. After allotment, buyers will have the option to pay the remaining apartment cost through 36 monthly instalments. The authority has also indicated that buyers opting for full payment within 45 to 90 days may receive a discount ranging from around 4% to 6%.
The launch of Park View Apartments forms part of LDA's broader efforts to expand group housing projects across Lucknow as the city continues to see population growth and increasing demand for organised residential developments.
