The Mysuru Development Authority (MDA) has initiated plans to mobilise approximately INR 1,000 crore by auctioning vacant land parcels through an online bidding process across several layouts in Mysuru. The authority intends to develop residential sites of varying dimensions on around 150 acres of land located in established layouts such as Vijayanagar, Lalithadri Nagar, Dattagalli, JP Nagar and Hebbal before putting them up for auction. The move aims to generate financial resources for upcoming urban development initiatives, including new residential layouts, group housing schemes and infrastructure works such as the peripheral ring road. The decision follows a reduction in revenue streams after several layouts developed by the authority were transferred to local civic bodies, which resulted in the loss of certain property-related charges and cess collections.
The Mysuru Development Authority (MDA) has proposed to raise nearly INR 1,000 crore by auctioning vacant land parcels through an online bidding process across various layouts in Mysuru. The initiative, announced in the past week, is intended to generate financial resources for upcoming urban development projects while ensuring effective utilisation of the authority's land assets.
According to officials, the authority has identified approximately 150 acres of vacant land within layouts developed under its jurisdiction. The land parcels are located in areas including Vijayanagar I, II, III and IV stages, Lalithadri Nagar, Vijayshreepura, Dattagalli, JP Nagar, Devanuru, Rajiv Nagar and Hebbal, among others. The authority plans to develop residential sites of different dimensions on these parcels before auctioning them through an online platform.
The plots are expected to be created in multiple size categories such as 20-30, 30-40 and 40-60 feet, enabling participation from a broader range of buyers. Officials indicated that the sites will be prepared and offered through competitive digital bidding instead of the conventional process of inviting applications and allocating plots through a lottery or allotment system. The shift to an online auction model is intended to improve transparency in the disposal of public land and facilitate wider participation from prospective buyers.
The decision to monetise these land parcels is also linked to the authority's financial position. Over the years, more than 700 layouts developed by MDA were transferred to other urban local bodies such as Hootagally City Municipal Council, Rammanahalli, Kadakola, Bogadhi and Srirampura town panchayats. Following these transfers, the authority lost revenue streams associated with property fees and cess collection in those areas, affecting its overall income.
Officials stated that the funds generated through the proposed auctions would be used to support several planned urban development initiatives. These include the development of new residential layouts, group housing schemes and infrastructure works such as the proposed peripheral ring road around Mysuru. The authority has also approached the state urban development department seeking approval to develop the identified sites before initiating the auction process.
Alongside the auction plan, MDA has begun preliminary work on developing a new layout at Bommenahalli under a 50:50 land-sharing arrangement with landowners. Under this model, landowners provide land for development and receive a share of the developed sites in return. Officials indicated that several landowners have already entered into agreements with the authority for the proposed project.
The online auction of vacant plots is also expected to help prevent unauthorised occupation of MDA land parcels while ensuring that idle assets are utilised productively. By monetising its land bank through competitive bidding, the authority aims to strengthen its financial capacity to undertake future urban infrastructure and housing projects across Mysuru.
