The rent will rise by 5% annually, taking the total rental value to INR 73.76 lakh over the full term. The deal includes two car parking spaces and a security deposit of INR 6 lakh. The flat is located in Oberoi Exquisite along the Western Express Highway.

Actor Sushmita Sen and her mother Subhra Sen have formally leased their residential apartment in Goregaon East, Mumbai. The leave and license agreement was registered in the past week, according to property registration documents reviewed by real estate data platforms.


The apartment is located in Oberoi Exquisite, a premium residential tower developed by Oberoi Realty, situated off the Western Express Highway. The project is known for its high-rise configuration and proximity to commercial hubs in Goregaon and Andheri.

As per the registered agreement, the monthly rent has been fixed at INR 1.95 lakh for the first year. It will increase to INR 2.04 lakh in the second year and INR 2.14 lakh in the third year, reflecting a 5% annual escalation clause. Over the 36-month term, the total rental value works out to INR 73.76 lakh.

The tenant has paid a security deposit of INR 6 lakh. The agreement also covers two designated car parking spaces. Stamp duty of INR 18,900 and registration charges of INR 1,000 were paid at the time of registration.

The apartment has a carpet area of approximately 92.5 square metres, equivalent to about 996 square feet. The built-up area stands at around 115.29 square metres, or 1,241 square feet.

This transaction comes months after Subhra Sen invested in two residential units in the same micro-market, indicating continued interest of the family in Goregaon East. The locality has seen steady demand in the premium rental segment due to its connectivity via the Western Express Highway and access to business districts.

Recent registration data shows that high-value rental agreements in suburban Mumbai continue to include structured annual escalations and moderate security deposits, reflecting stable leasing trends in the organised residential segment.
