Hyderabad police's Central Crime Station has filed a case against Tripura Constructions and its promoters for allegedly defrauding home buyers of around INR 5.6 crore in the pre launch Tripura Nirvana project at Tellapur. A complainant paid INR 77 lakh for a 2,200 sq ft flat after being promised completion within three years but neither received the unit nor a refund. He also alleged that the company attempted to transfer the project land and shift offices. Investigations are ongoing, with bank transactions and project documents under scrutiny to determine accountability.
The Central Crime Station (CCS) in Hyderabad registered a cheating case against Tripura Constructions and its promoters, including founder and chairman Pasupuleti Sudhakar, partner Pasupuleti Suguna, and associates Shiva Krishna and Pallavi Krishna, for allegedly duping multiple home buyers of about INR 5.6 crore in the pre launch Tripura Nirvana project at Tellapur.
The main complainant, Vinod Sadak, a 47 year old private employee from Kothapet, stated he first learned about the project in November 2022. The company advertised a 12 acre gated high rise community with over 1,000 flats, a 40,000 sq ft clubhouse, a swimming pool, a supermarket, and other amenities, promising completion within three years. Based on these assurances, he signed a memorandum of understanding and transferred INR 77 lakh through cash and online payments between December 2022 and April 2023.
Vinod claimed that the company did not begin construction nor secure necessary approvals. He further alleged that the promoters are attempting to transfer the project land to another entity and relocate offices, reportedly to evade buyer claims. Nine other buyers reportedly paid around INR 4.9 crore collectively and faced threats when they sought refunds or delivery of their flats.
Following the complaint, CCS invoked sections 318(4) for cheating, 61(2) for criminal conspiracy of the Bharatiya Nyaya Sanhita, and Section 5 of the Telangana State Protection of Depositors in Financial Establishments Act. A CCS official confirmed that documentary evidence and bank records are under verification and that appropriate legal action will follow based on preliminary findings.
The incident highlights ongoing concerns in the real estate sector regarding pre launch projects, delayed approvals, and developer credibility. While Tripura Nirvana was marketed as a high-end residential community with detailed amenities and a clear completion timeline, buyers allege they received neither property nor refunds, causing financial and emotional distress.
