Delhi-NCR based Gaurs Group has unveiled a strategic investment of INR 100 crore to establish a precast concrete manufacturing facility in Noida, Uttar Pradesh, aimed at enhancing construction capabilities and accelerating project delivery timelines. The company has signed a memorandum of understanding (MoU) with Elematic India, the Indian arm of Finland-based precast technology provider Elematic Group, in an event attended by senior dignitaries including Finland's prime minister. Spread over a roughly five-acre site, the plant will produce advanced precast concrete components such as slabs, columns, beams and walls, and is expected to be operational within about six months. Gaurs Group has also placed advance orders for modular bathrooms and kitchen pods worth around INR 150 crore to supply ongoing developments. The move represents a backward integration drive to improve quality, efficiency and construction productivity across the group's residential pipeline.
Gaurs Group has announced a INR 100 crore investment to establish a dedicated precast manufacturing plant in Noida as part of its broader strategy to integrate modern construction technologies and improve execution timelines across its residential project portfolio. The company formalised a memorandum of understanding with Elematic India, the India division of the Finland-based Elematic Group, a global provider of precast concrete technology, at a ceremony held on 19 February 2026, in the presence of Finland's prime minister and other dignitaries.
Situated on approximately five acres of land, the facility will manufacture a range of advanced precast concrete elements, including structural slabs, columns, beams and wall components. Precast construction involves off-site fabrication of major building elements in a factory environment, which are later assembled on site, offering better quality control and faster on-site progress compared with conventional casting methods. Gaurs Group expects the plant to be operational within about six months of the investment.
In addition to the core precast plant investment, the developer has placed an advance order with Jindal Elematic, Alwar, for approximately 45,000 modular bathroom units and 10,000 kitchen pods, representing an order book of around INR 150 crore. These modular elements will be used in Gaurs Group's ongoing residential projects in the region and are part of the firm's efforts to shorten project delivery timelines by nearly six months to a year through adoption of off-site manufacturing and modular construction techniques.
The move builds on the group's earlier investments in advanced construction systems, including nearly INR 200 crore spent on imported shuttering technologies to enhance execution efficiency. By incorporating precast and modular technologies at scale, Gaurs Group is aiming to strengthen construction quality, reduce labour dependence on site, and enhance predictability in project schedules pressing priorities in a competitive real estate market where delivery timelines directly affect buyer confidence.
Real estate developers nationwide are increasingly exploring technology-led construction solutions to manage cost pressures and improve operational efficiencies. Gaurs Group's investment reflects this broader trend and positions the company to capitalise on process innovations that can underpin faster project delivery, reduced wastage and improved quality control, particularly across its housing developments in the Delhi-NCR region.
