The project, revealed in the past week, spans one acre and will comprise 200 studio and one-bedroom apartments housed in a 12-storey triangular tower. Homes are priced from INR 54 lakh onwards, with the development positioned as an entry-level offering within an established township environment.


The project is located approximately five minutes from Kempegowda International Airport, an area that has emerged as a major growth corridor for the city over the past decade. North Bengaluru has seen sustained infrastructure investment, including airport expansion, arterial road upgrades and the planned metro link connecting the region to central business districts. Alongside this, the concentration of aerospace parks, technology hubs, Global Capability Centres and institutional developments across Hebbal and the Aerospace Park belt has strengthened the region's employment base.

According to industry estimates cited by the developer, residential values in North Bengaluru have appreciated by 15-25 per cent over the past three to four years, driven by infrastructure-led growth and increasing office absorption. The region now accounts for a significant share of Bengaluru's new residential supply, with demand supported by both end users working in nearby employment zones and investors tracking long-term infrastructure visibility.

Within this context, Sattva Vasanta Cove is designed to cater to smaller household sizes and professionals seeking proximity to workplaces. The tower's triangular configuration is intended to improve natural light and ventilation, while studio units include Juliet balconies and one-bedroom homes are planned with compact, flexible layouts.

Instead of a conventional clubhouse model, the project incorporates shared facilities such as co-working areas, creative studios, meditation spaces, indoor and outdoor sports facilities and landscaped community zones. The amenity mix reflects changing preferences among urban buyers, where work, wellness and social interaction increasingly intersect within residential developments.

She added that Vasanta Cove had been planned to align with the requirements of younger buyers seeking connectivity, efficient design and access to a consolidated residential ecosystem.

Located within the larger Sattva Urbana township, Vasanta Cove benefits from existing social infrastructure while offering a smaller-format residential option in one of Bengaluru's fastest-consolidating micro markets.
