Synopsis

Mumbai-based developer Rustomjee Group has announced the launch of Rustomjee Cliff Tower, an ultra-luxury residential project located at the Mount Mary precinct in Bandra, one of the city's most supply-constrained and heritage-sensitive neighbourhoods. The project comprises a limited inventory of 4 BHK, 5 BHK and duplex residences in a low-density tower format, with two homes per floor and semi-private lift lobbies. Designed by Sanjay Puri Architects, the development is positioned at an elevated point overlooking the Arabian Sea, Bandra Bay and the Mumbai skyline. Apartment sizes range from around 2,700 sq ft for 4 BHK units to over 4,300 sq ft for larger configurations. The developer said the project prioritises privacy, spatial efficiency and long-term livability over volume-led development.

Rustomjee Group has launched Rustomjee Cliff Tower, an ultra-luxury residential development at Mount Mary, Bandra, marking a rare addition to one of Mumbai's most established and tightly regulated residential neighbourhoods.


The project is being developed as a low-density tower with a limited number of residences, offering only two apartments per floor. The inventory comprises 4 BHK homes of approximately 2,700 sq ft, along with larger 5 BHK units and duplex residences exceeding 4,300 sq ft. Several units include expansive sundecks with wide-angle views of the Arabian Sea, Bandra Bay and the city skyline.

According to the developer, Cliff Tower has been designed to respond to the site's triangular geometry, allowing wider viewing corridors while maintaining a restrained built form in keeping with the heritage context of the Mount Mary area. A majority of the apartments are oriented towards sea-facing directions, a configuration that remains uncommon in Bandra's mature urban fabric.

The project has been designed by Sanjay Puri Architects, with interior design by Patty Mak and landscape architecture by Kunal Maniar Associates. The architectural approach focuses on spatial proportion, natural light and visual openness rather than high-density planning. Living and dining areas are positioned towards the sea-facing edges, while bedrooms are placed along the building perimeter to maximise daylight and ventilation.

Boman Irani, chairman and managing director of Rustomjee Group, said the development approach was shaped by the location's cultural significance and limited development potential. He stated that the company had opted for a deliberately low-density format, prioritising privacy, views and long-term residential quality over maximising built volume.

The arrival sequence includes a high-ceiling entrance lobby with natural stone finishes and architectural detailing inspired by classical arches. The residences also feature dedicated foyers, separate service entries and generous floor-to-floor heights.

Rustomjee Group, incorporated in 1995 as Keystone Realtors Limited, has an extensive portfolio across the Mumbai Metropolitan Region, with completed, ongoing and upcoming projects spanning affordable to super-premium housing segments.
