Centre extends PMAY-Urban 2.0 scheme until September 30, 2026 to support housing for one crore urban families

Synopsis

The Union government has extended the implementation period of Pradhan Mantri Awas Yojana Urban (PMAY-U) 2.0 until September 30, 2026, allowing more time to complete houses under construction and release funds for pending projects. The scheme aims to support the housing needs of nearly one crore urban families over five years. Minister of State for Housing and Urban Affairs Tokhan Sahu informed Parliament that the extension would help states and implementing agencies finish ongoing projects smoothly. The programme continues the Centre's push to expand affordable housing access for economically weaker and low-income families in urban areas.

The Union government has extended the implementation timeline of the Pradhan Mantri Awas Yojana Urban (PMAY-U) 2.0 scheme until September 30, 2026, giving additional time to complete houses currently under construction and to release funds for pending projects. The update was shared in the Lok Sabha by Minister of State for Housing and Urban Affairs Tokhan Sahu in a written response.


According to the ministry, the extension has been granted to ensure that projects approved under the programme are completed without disruption. Several housing units sanctioned under the scheme are still under construction in different states, and the additional timeline is expected to help state governments and urban local bodies complete them and deliver them to eligible beneficiaries.

PMAY-Urban 2.0 is designed to support the housing needs of around one crore urban families over a five-year period. The scheme provides central assistance to eligible households so they can construct, purchase or improve houses in urban areas. The beneficiaries mainly include families from the Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG) who do not own a permanent house anywhere in the country.

The housing programme is implemented by the Ministry of Housing and Urban Affairs in coordination with state governments, union territories and urban local bodies. Financial assistance is provided through multiple components such as beneficiary-led construction, affordable housing in partnership, and interest subsidies through lending institutions.

PMAY-Urban 2.0 builds on the earlier Pradhan Mantri Awas Yojana-Urban mission launched in 2015, which aimed to provide Housing for All in urban India. Since its launch, the scheme has become one of the largest government-led housing initiatives in the country.

Government data indicates that more than 1.11 crore houses have been sanctioned under the PMAY-Urban mission so far across different states and union territories. Out of these, around 96 lakh houses have already been completed and delivered to beneficiaries, while the remaining units are at different stages of construction.

Recent approvals under the updated mission have also added new housing supply. The government sanctioned over 2.87 lakh additional houses, taking the total number of houses approved under PMAY-Urban 2.0 to more than 13.61 lakh units so far.

The ministry has also introduced monitoring systems such as geo-tagging of houses, digital tracking of projects and periodic progress reviews to ensure that funds are used properly and construction progresses according to schedule. These measures are intended to improve transparency and accountability in the implementation of the housing programme.

The extension of the scheme timeline is expected to help state authorities complete ongoing housing projects and ensure that eligible urban households receive the financial assistance promised under the programme.
