The Brihanmumbai Municipal Corporation (BMC) has intensified enforcement against property tax defaulters in Mumbai, initiating attachment proceedings against 6,922 properties with cumulative dues amounting to approximately INR 6,089 crore for the financial year 2025-26. The action forms part of the civic body's ongoing tax recovery drive as the financial year approaches closure. Authorities have already seized 483 properties and proposed auction proceedings for 210 properties where dues remain unpaid despite repeated notices. Following the enforcement action, 2,888 property owners cleared outstanding taxes totalling more than INR 784 crore. As of early this week, the civic body had collected around INR 6,024 crore, representing about 82% of its property tax target for the current fiscal year. Municipal officials have warned that stricter measures, including seizure and auction of properties, will continue against defaulters who fail to settle dues before the financial year-end.
The Brihanmumbai Municipal Corporation (BMC) has launched enforcement action against property tax defaulters across Mumbai, initiating attachment proceedings against 6,922 properties with pending dues totalling approximately INR 6,089 crore as part of its recovery drive for the financial year 2025-26.
Civic authorities began the action in the past week through the Assessment and Collection Department after identifying properties that had failed to clear property tax liabilities despite repeated notices. The enforcement process includes attachment of properties, seizure of premises belonging to persistent defaulters, and auction proceedings in cases where dues remain unpaid within the stipulated period.
According to municipal officials, attachment action has been carried out against 6,922 properties across the city. Among these, 483 properties have already been subjected to seizure due to continued non-payment of taxes. Authorities have also initiated the process to auction 210 properties in order to recover outstanding dues if property owners fail to settle their liabilities within the prescribed timeframe.
The crackdown has resulted in immediate recovery from several defaulters. Following the commencement of enforcement measures, 2,888 property owners cleared pending property tax liabilities amounting to more than INR 784 crore. Municipal officials stated that the recovery demonstrates the effectiveness of stricter enforcement measures in encouraging compliance among property owners.
Data reviewed by the civic administration indicated that, as of earlier this week, BMC had collected around INR 6,024 crore in property tax during the current financial year. This accounts for approximately 82% of the civic body's total property tax collection target. Officials noted that the remaining dues are being pursued through intensified recovery measures ahead of the financial year closing on March 31.
Enforcement action has also been carried out against individual commercial premises. In one instance, authorities initiated seizure proceedings against six units located in the Hallmark commercial building in Government Colony, Bandra. Following the action, three unit owners cleared more than INR 2 crore in pending dues.
Municipal officials have stated that property owners who continue to default may face further action, including attachment of movable assets, sealing of premises, and public auction of properties under provisions of the Mumbai Municipal Corporation Act. Civic authorities have also warned that any unauthorised use of properties after seizure may attract legal action.
Property tax remains one of the primary revenue streams for the BMC, supporting expenditure on civic infrastructure, sanitation services, road maintenance, drainage systems, and public health programmes across the city. Municipal authorities have indicated that enforcement measures against defaulters will continue in the coming weeks as the civic body aims to maximise revenue recovery before the end of the financial year.
