The Greater Bengaluru Authority (GBA) has issued a final warning to 1,010 property owners who have not paid property tax, with total pending dues estimated at about INR 33.9 crore across five city corporations. The unpaid amount includes around INR 14.3 crore from 510 major defaulters and INR 19.6 crore linked to about 500 reassessment cases. Civic officials have asked zonal authorities to speed up recovery and have published lists of major defaulters online. The authority has also begun auctioning properties to recover dues, with two properties already auctioned in the KR Pura zone.
The Greater Bengaluru Authority (GBA) has issued a final warning to 1,010 property owners who have not cleared property tax dues amounting to nearly INR 33.9 crore across the five city corporations under its jurisdiction. Officials have indicated that stricter recovery action will follow if the outstanding payments are not cleared within the given time.
Data shared by the authority shows that the pending amount includes around INR 14.3 crore from 510 major defaulters. Another INR 19.6 crore is linked to about 500 cases where property tax reassessment is still pending. These reassessment cases involve properties where tax calculations were revised after discrepancies were found in the declared property details or built-up areas.
Special Commissioner (Revenue) Munish Moudgil directed zonal joint commissioners of the five city corporations to intensify recovery efforts. Officials were instructed to focus especially on high-value defaulters and cases where reassessment orders have already been issued but payments remain unpaid. Property owners were also advised to immediately clear the dues to avoid legal proceedings and further enforcement measures.
To increase transparency and encourage compliance, the authority has uploaded the list of the top 50 property tax defaulters and reassessment cases from each of the five municipal corporations on its official website. Civic officials said this step was taken to publicly identify major defaulters and ensure faster recovery of long-pending revenue.
The authority has also started enforcing recovery through property auctions. In the KR Pura zone under the Bengaluru East city corporation, six properties were identified for auction after owners failed to pay property tax dues for more than a year despite repeated notices. During the auction process, four property owners cleared their pending tax amounts immediately after receiving the final notice, leading to their properties being removed from the auction list. The remaining two properties were auctioned through competitive bidding in order to recover the outstanding dues.
Officials said several reminders had been issued to the property owners before initiating the latest enforcement action. Demand notices and show-cause notices were served earlier, and the civic administration had also sent repeated alerts through phone messages and other communication channels. Despite these steps, a number of property owners failed to respond or clear the outstanding tax amounts.
Under the Greater Bengaluru Administration Act, 2025, property owners and occupiers within municipal limits are required to pay property tax every year. The civic body relies heavily on this revenue to fund urban services such as road maintenance, drainage systems, waste management and other infrastructure works.
The action also follows earlier findings by civic authorities that several properties across Bengaluru had underreported details or avoided paying the correct amount of property tax. Surveys and digital verification drives conducted by the administration in recent months identified large numbers of such cases, prompting the authority to strengthen its recovery process and monitor compliance more closely.
Officials indicated that the current enforcement drive will continue in the coming weeks, with further recovery actions planned against property owners who fail to respond even after the final warning.
