Better road access is making previously distant areas more attractive, and developers are also beginning to evaluate these locations for future residential development.

Infrastructure development through major highway expansion is slowly changing the way Kochi's real estate market is evolving. As road connectivity improves between the city and surrounding suburban areas, property demand is beginning to shift toward locations that were earlier considered too far from the main urban centre.


Real estate agents say the impact is already visible in land prices around major highway stretches. Data shared by the Kerala Real Estate Agents Association shows that property values within around five kilometres of key highway projects have increased by nearly 25-30% above the city's average price levels. Better connectivity and faster travel times are among the main reasons behind this rise in demand.

Industry representatives say the change is also visible in the type of housing transactions taking place in these areas. Midhun Lal, district treasurer of the association, explained that there has been a noticeable increase in enquiries for mid-range homes located near expanding road corridors. According to him, buyers are particularly interested in residential deals involving plots of around three to five cents along with small houses priced below INR 1 crore.

Many of these enquiries are coming from families who prefer living slightly outside the main city area but still want convenient daily travel to workplaces and commercial zones. Improved highway access is making these locations more practical for regular commuting.

The widening of national highway corridors and improvements in connecting roads are reducing travel time between suburban neighbourhoods and Kochi's core areas. Locations that earlier had limited connectivity are now becoming easier to access, which is encouraging both end users and investors to explore these markets.

Infrastructure projects have historically played an important role in shaping Kochi's property market. Over the past decade, developments such as metro connectivity, road upgrades, and port-related infrastructure have gradually expanded the city's real estate activity beyond traditional central areas.

Highway expansion is expected to continue this pattern by opening up additional growth corridors. As road infrastructure improves further, developers are likely to evaluate new land parcels in areas that now offer easier connectivity to business districts, industrial zones, and employment hubs.

Local property consultants say this shift is also helping improve affordability options for buyers. Compared with central locations in Kochi, suburban areas along highway corridors generally offer lower land prices and slightly larger plot sizes. This combination is attracting middle-income buyers who are looking for independent homes rather than apartments in the city centre.

The emerging trend suggests that the city's real estate activity may gradually spread across a wider region as transport infrastructure improves. While central areas will continue to remain important, the expanding road network is giving suburban locations a stronger role in Kochi's residential market.
