One of the most high-profile residential property deals in recent years, the transaction is in advanced stages and expected to be concluded shortly, with a local entrepreneur from the food and beverage sector emerging as the likely buyer. The estate, known as 5, Bhagwan Das Road, sits in one of India's most prestigious addresses, synonymous with ultra-luxury residential real estate. The prospective purchaser is also reported to be in the final stages of buying former prime minister Jawaharlal Nehru's first official Delhi residence for more than INR 1,100 crore, signalling sustained demand at the very top of the capital's trophy property market.

A landmark residential real estate transaction is underway in New Delhi, with Maharaja Manujendra Shah of Tehri Garhwal set to sell his prime property in the Lutyens Bungalow Zone (LBZ) for an estimated INR 1,000 crore, according to people familiar with the matter.


The property, identified as Plot No. 5, Block No. 159 on Bhagwan Das Road commonly referred to as 5, Bhagwan Das Road covers approximately 3.2 acres of land in one of India's most coveted residential enclaves. The estate's location in the historic heart of the capital, characterised by sprawling bungalows, verdant boulevards and high security, positions it among a very limited pool of ultra-prime assets in the country.

Sources said the prospective buyer is a Delhi-based entrepreneur with a strong presence in the food and beverage sector. Industry observers noted that this acquisition, if completed, would be among the most expensive residential property deals in recent years outside of transactions involving historic or institutional properties.

The deal is reported to be in advanced stages, with a leading law firm representing the buyer having issued a customary due-diligence public notice. Such notices invite any third parties claiming rights to the property to come forward with documentary proof, a standard step before title transfer in high-value real estate transactions.

Market participants pointed out that the prospective buyer is also reportedly in negotiations to acquire the former official residence of India's first prime minister, Jawaharlal Nehru, for in excess of INR 1,100 crore another trophy transaction in the LBZ that highlights continued interest from high-net-worth individuals in rare, prestigious properties.
