IHG Hotels & Resorts has announced the signing of a franchise agreement for Garner Bhiwadi, strengthening the rollout of its newest midscale conversion brand in India and marking its entry into the National Capital Region. Scheduled to open in 2027, the 45-key hotel will be developed by Modest Structures and managed by United Hospitality Management, one of IHG's third-party operators across India and the Middle East. Garner Bhiwadi represents the brand's fourth signing in the country, reflecting growing developer interest in efficient, conversion-led hospitality models. Located in Bhiwadi, a high-demand industrial and manufacturing hub, the project is positioned to cater to business travellers seeking reliable accommodation at an accessible price point. The signing aligns with IHG's broader strategy of expanding its midscale footprint in strong commercial micro-markets with consistent occupancy potential.

IHG Hotels & Resorts earlier this week announced the signing of a franchise agreement for Garner Bhiwadi, continuing the expansion of its midscale conversion brand in India. The 45-key hotel is scheduled to open in 2027 and will be developed by Modest Structures, with operations to be handled by United Hospitality Management, one of IHG's third-party management companies active in India and the Middle East.


According to the company, the signing marks the launch of the Garner brand in the National Capital Region and represents its fourth deal in India. IHG Hotels & Resorts Managing Director for South West Asia, Sudeep Jain, said the momentum behind Garner reflected a strong alignment between the brand's operating model and the needs of both developers and travellers. He noted that in an industrial market such as Bhiwadi, the brand's efficient and scalable model allowed partners to expand hospitality supply while maintaining attractive return profiles.

Garner is IHG's newest midscale conversion brand, positioned to offer consistent quality stays at a more accessible price point. The brand is designed to appeal to markets with steady commercial demand, where conversion opportunities allow faster market entry compared to greenfield developments.

Bhiwadi has emerged as a significant industrial cluster within the NCR, hosting manufacturing, logistics and ancillary businesses, which has driven sustained demand for business-focused accommodation. The signing of Garner Bhiwadi reflects IHG's focus on tapping such high-activity micro-markets through asset-light partnerships, while steadily broadening its presence across India's midscale hospitality segment.
