Noida Authority opens e-auction for corporate, commercial, hotel and housing plots

Synopsis

Noida Authority has opened applications for a fresh round of plot allotments across corporate office, commercial builder, hotel, group housing and religious categories through an online auction process. The offering includes plots of varied sizes spread across multiple sectors, with reserve prices ranging from about INR 1 crore to nearly INR 800 crore depending on use and location. While most plots will be allotted through e-auction, religious plots will follow an interview-based process. The move continues the authority's push for transparent land allocation.

Noida Authority has launched an e-auction process for allotment of plots across multiple categories, including corporate offices, commercial development, hotels, group housing and religious use. Applications are open till later this month, and most plots will be allotted through an online bidding system to ensure transparency and wider participation.


Under the corporate office category, the authority has offered 10 plots in Sector 152. Nine of these plots measure about 1,000 sq m each, while one larger plot measures around 4,000 sq m. The reserve prices for these plots range between approximately INR 1 crore and INR 4.41 crore. These parcels are intended for companies looking to set up office facilities in the sector.

For religious purposes, two plots have been earmarked in Sectors 15A and 93B. These plots measure around 302 sq m and 600 sq m respectively and are designated for temple construction. Unlike other categories, these plots will not be allotted through e-auction but through an interview process. The fixed prices for these plots are about INR 2.7 crore and INR 4.1 crore.

In the commercial builder category, the authority has put up several large land parcels with a floor area ratio of four. These plots are located in Sectors 96, 98, 62, 108 and 132, with sizes ranging from nearly 22,000 sq m to about 49,000 sq m. Reserve prices for these plots range from roughly INR 400 crore to around INR 800 crore. In addition, smaller commercial plots between 5,000 sq m and 14,000 sq m have also been included.

The hotel segment includes six plots located in Sectors 93B, 105, 135 and 142. These plots vary in size from about 2,000 sq m to 24,000 sq m. Reserve prices for hotel plots start at nearly INR 36 crore and go up to around INR 340 crore, targeting hospitality developers seeking locations across different parts of the city.

Two group housing plots have also been offered in Sector 151. Each plot measures around 20,000 sq m and is aimed at residential developers planning large housing projects. These plots will be allotted through the same e-auction mechanism.

The authority has increasingly relied on online auctions in recent years to reduce discretion in land allotment and attract serious developers. Similar e-auction initiatives in the past have been used for residential, institutional and commercial plots across Noida.
