The Mumbai Port Authority (MbPA) has received bids from five companies, including the Adani Group's Cemindia Projects Ltd and Larsen & Toubro, for the development of a marina at Cross Island, off the Gateway of India. The INR 887 crore project, partially funded by MbPA with an investment of INR 470 crore, will include docking facilities, yacht maintenance services, fuel supply, and protection against weather. Onshore, a 4.2-hectare land parcel will house a 322-room five-star hotel, a club, a sailing school, restaurants, a business centre, and parking for 780 vehicles.
The Mumbai Port Authority (MbPA) has received bids from five companies to construct a marina for private yachts at Cross Island, near the Gateway of India. The bidders include Cemindia Projects Ltd, part of the Adani Group, Larsen & Toubro, RKEC Projects, SCC Infrastructure, and Vishwa Samudra Engineering Pvt Ltd. MbPA plans to invest around INR 470 crore in the core marina infrastructure, while private developers will handle onshore facilities and commercial components.
The marina, part of an INR 887 crore project cleared by the Centre, aims to provide safe and easily accessible docking for yachts. Facilities will include yacht maintenance, fuel supply, and protection against weather conditions. Onshore development is planned on a 4.2-hectare parcel at Victoria Dock, with a multi-level parking structure for 780 vehicles, and a business centre.
To make the project commercially viable, MbPA will also include a 322-room five-star hotel, a club, a tourist centre, restaurants, a marina club house, and a sailing school. The terminal building will house ticketing facilities, customs, visa, immigration, and security services, along with a cafeteria. The project is intended to combine marine infrastructure with world-class hospitality, enhancing tourism and leisure in Mumbai's harbour area.
MbPA's chairman confirmed that the global bidding process was launched in 2025. According to state government sources, the project had already received approval from the Maharashtra Coastal Zone Management Authority before local municipal election rules were imposed. The marina forms part of a broader two-decade plan by MbPA to develop its 2,333-acre landholding, which is now being approached through segmented development tenders for various parcels.
The project also reflects a strategic shift in Mumbai's port development approach, moving from purely functional marina infrastructure to integrated waterfront development with hospitality, commercial, and tourism elements. The selected private operator will be responsible for executing onshore amenities and ensuring that the marina provides a world-class experience for yacht owners and tourists alike.
