Lights, Camera, Property: Bollywood's big names are making waves in Real Estate

Bollywood icons have long exhibited a keen interest in real estate investments. Recently, actress Kajol expanded her property holdings by acquiring a commercial unit in Mumbai's Andheri suburbs. The "DDLJ" star purchased a 2,100 sq ft space in the Signature Building. Similarly, Ajay Devgn bought commercial units in the same building earlier this year, paying a substantial Rs 45 crores for five units. Hrithik Roshan's production house secured office space, while Alia Bhatt's production house purchased a lavish apartment. Singer Sonu Nigam also invested in multiple office spaces in Andheri West. These instances highlight how Bollywood's influence intertwines with real estate, shaping Mumbai's property landscape.

Bollywood luminaries have often shown a strong penchant for investing in real estate. Notable names like Amitabh Bachchan and Priyanka Chopra are known to have multiple residential and commercial properties across Mumbai city.  In a recent development, actress Kajol has expanded her already extensive property portfolio with a purchase of a commercial property in the Andheri suburbs in Mumbai. 



 



The “DDLJ” actress purchased a 2,100 square foot commercial unit in the Signature Building located in Oshiwara, Mumbai. The transaction was concluded directly with the developer Veer Savarkar Projects Private Limited for a sum of Rs 7.64 crores. According to documents available on Propstack the agreement was signed on July 28, 2023, and a stamp duty of Rs 46 lacs was paid.  



 



In April this year her actor husband Ajay Devgn also purchased commercial units in the same building. He purchased a total of five units; three units on the 16th floor and two units on 17th floor of the Signature Building. The “Singham” star is said to have paid a whopping Rs 45 crores in total.  The three units located on the 16th floor, at 8,405 square feet (built-up area) each, were valued at Rs 30.35 crore and for which he paid stamp duty of Rs 1.82 crore. The two office units on the 17th floor were 4,893 square feet (built-up area) each and valued at Rs 14.74 crore, on which stamp duty of Rs 88.44 lakh was paid. The agreements were registered on April 19, 2023.



 



Similarly, Hrithik Roshan and Alia Bhatt’s production houses, FilmKraft Productions and Eternal Sunshine Productions respectively, also made property purchases. Hrithik Roshan along with his father Rakesh Roshan’s production company FilmKraft Productions Pvt Ltd made a significant acquisition of office space for a total of Rs. 33 crores. They purchased four units spanning a total of 10,000 square feet, in the Marathon Futurex building, situated in the vibrant Lower Parel area of Mumbai. Documents available online state that they paid a total of Rs 2 crore in stamp duty charges for the deal. 



 



Eternal Sunshine Productions, on the other hand, purchased a sizable 2,497 sq ft apartment in the Bandra West area of Mumbai for Rs 37.80 cr.  The apartment located in Aerial View CHS. Ltd. in Pali Hill was bought from Gold Street Mercantile Company Pvt Ltd. A stamp duty of Rs 2.26 crore was paid by the production house and the agreement to the sale was registered on April 10, 2023. 



 



Another noteable deal to take place was that of Sonu Nigam. The playback singer purchased two office spaces for Rs. 11.37 cr. in the Veera Desai area of Andheri West, Mumbai. The spaces total an area of 5,547 sq. ft. and are a part of the free-sale portion of a redevelopment project being carried out by Saroj Landmark Realty LLP. The singer has paid Rs. 5.83 cr. and Rs. 5.54 cr. as consideration for these properties. Data made available by Propstack indicated that the agreements for both offices were filed on March 15, 2023.



 



Bollywood celebrities often buy properties, both for living and investing purposes. This trend can boost the developers' businesses by attracting more buyers to their buildings. All of these cases show how Bollywood's fame intersects with real estate, creating a dynamic where investments become more important and contribute to Mumbai's changing property scene.
