Della Townships unveils Design Districts to create integrated hubs for design, culture and lifestyle across India

Synopsis

Della Townships has announced the launch of Della Design Districts, a new concept positioned as a curated cultural and creative core within its luxury integrated townships. Drawing inspiration from global design districts in cities such as Milan, London and New York, the initiative aims to address the absence of a single, immersive destination for design, lifestyle, retail and gastronomy in India. Each Design District will span around 1 lakh to 1.5 lakh sq ft and bring together luxury design retail, dining, public spaces and wellness-led planning. Integrated within theme-based townships, the districts are intended to function as active social and commercial centres. Della plans to roll out the concept across multiple cities, with several townships already pre-launched and initial developments scheduled for completion around Q1 2027.

Della Townships has unveiled Della Design Districts, a first-of-its-kind concept aimed at redefining how design, culture, lifestyle and commerce converge within India's luxury real estate landscape. Positioned as the cultural and creative epicentre of each Della township, the Design Districts are planned as immersive, open-air environments that bring together global design, architecture, fashion, art and gastronomy within a single, carefully curated ecosystem.


The concept draws inspiration from internationally recognised design districts in cities such as Milan, Dubai, London and New York, while responding to what the developer describes as a long-standing gap in India's design and lifestyle ecosystem. According to Della Townships, the absence of an integrated destination that seamlessly combines creativity, retail, culture and public life has limited the growth of design-led urban experiences in the country.

Commenting on the launch, Jimmy Mistry, chairman and founder of Della Townships, said the idea emerged from years of observing global creative capitals and questioning why India lacked a comparable destination. He noted that the Design Districts were not intended to function as conventional retail hubs, but as living environments where design, nature, mindfulness and commerce coexist in a balanced and experiential manner.

Each Della Design District will typically span between 1 lakh and 1.5 lakh sq ft of curated luxury design retail. These spaces will be complemented by celebrity chef-led restaurants, destination dining concepts and globally recognised bars operated by Della Resorts. The districts are planned as horizontal, pedestrian-friendly developments featuring landscaped boulevards, shaded courtyards, water features and expansive public plazas. In select townships, the Design Districts will be integrated with branded residential towers to ensure continuous activity and engagement.

Wellness and sustainability form a core element of the planning approach. The Design Districts are embedded within larger theme-based townships structured around blue and green zones, with quiet gardens, pause points and contemplative spaces woven into the public realm. The developments are also designed to be pet-friendly and senior-citizen friendly, reinforcing Della's focus on inclusive and multi-generational living environments.

From a commercial perspective, Della is in discussions with a range of Indian and international design-led brands. More than 14 brands have already signed exclusive all-India franchise agreements, and the company plans to curate a portfolio of over 100 brands across its Design District network. Each district will follow a defined thematic focus, ranging from luxury interiors and architecture to lifestyle, fashion, weddings and experiential events, with cities such as Nagpur and Aurangabad planned as multi-speciality destinations.

Della is also introducing an alternative expansion model for brands, where real estate buyers invest in fit-outs while the developer manages marketing, operations and footfalls through its hospitality verticals. The company has pre-launched 11 luxury integrated townships, with construction on at least three projects expected to begin by Q1 2026. Design Districts will form a core part of the first phase, with completion targeted around Q1 2027. In Ahmedabad, the proposed 1,100-acre Della International City is expected to host a Design District developed at an international urban scale.
