The Telangana government has initiated the auction of around 48 acres of prime land in Osman Nagar and Tellapur, expecting to raise between INR 3,000 crore and INR 3,500 crore. The land parcels, located near the Outer Ring Road and Hyderabad's Financial District, have been priced at a minimum of INR 39 crore per acre. This is the first time government land in Osman Nagar is being auctioned in this format. Strong market benchmarks from recent sales in Kokapet and Raidurg are expected to support competitive bidding.

The Telangana government has put approximately 48 acres of government land in Osman Nagar and Tellapur up for auction, with an expected revenue mobilisation of INR 3,000 crore to INR 3,500 crore. The proceeds are intended to support welfare schemes and other public expenditure commitments of the state.


The land parcels are located close to the Outer Ring Road and within driving distance of Hyderabad's Financial District and major IT hubs. The plots fall under mixed-use zoning, allowing residential, commercial, retail, healthcare and entertainment developments. This flexibility is expected to widen the pool of potential bidders.

Authorities have fixed an upset price of INR 39 crore per acre. The parcels range between roughly 4 acres and 10 acres in size. Based on prevailing market transactions in nearby micro-markets, industry sources estimate that land values in the Osman Nagar Tellapur belt are currently in the range of INR 40 crore to INR 50 crore per acre. Officials expect certain parcels to attract bids above the base price.

The auction marks the first time that government land in Osman Nagar is being monetised through a structured public bidding process. The move follows strong responses to earlier high-value land auctions in Kokapet, Raidurg, Gachibowli, Gopanpally and Budwel, where record per-acre prices were achieved. Those sales significantly strengthened the state's non-tax revenue collections.

After a brief pause of about three months in major land disposals, the government has resumed auctions as part of its broader asset monetisation strategy. The western corridor of Hyderabad has consistently seen rising demand due to infrastructure growth, improved connectivity and sustained expansion of the IT and financial services sectors.

Several established real estate developers have already launched large residential projects in the Osman Nagar Tellapur region over the past few years. The area has gradually evolved as an extension of the Financial District and Kokapet growth belt. Improved road connectivity and proximity to employment hubs have supported both end-user demand and investor interest.

Given the location advantage, mixed-use permissions and recent benchmark prices in surrounding areas, officials anticipate healthy participation in the upcoming auction process. The final outcome will depend on market sentiment and competitive bidding during the scheduled auction window.
