Bhagwati Group and Haware Properties have jointly announced the launch of Swarajya a themed residential project in Dombivli near Mumbai, earlier this week, coinciding with the birth anniversary of Chhatrapati Shivaji Maharaj. The project will be marketed and sold by The Guardians Real Estate Advisory and is positioned under the MyFirst Home category, following earlier editions in Shil Phata and Kalyan that together attracted more than 3,000 homebuyers. Conceived as a culturally rooted housing development,Swarajya draws inspiration from the legacy, values and governance philosophy of Chhatrapati Shivaji Maharaj. Alongside the project launch, the developers also unveiled a Swarajya song that has gained significant digital traction across Maharashtra, reinforcing the project's cultural positioning and regional connect.
Bhagwati Group and Haware Properties have jointly announced the launch of Swarajya, a themed residential development in Dombivli, earlier this week, marking the birth anniversary of Chhatrapati Shivaji Maharaj. The project will be marketed and sold by The Guardians Real Estate Advisory.
The development has been introduced under the MyFirst Home category, following the earlier editions of the platform at Shil Phata and Kalyan. According to the developers, more than 3,000 families had opted for homes under these previous projects. With the launch of Swarajya, the developers have rolled out the third edition of MyFirst Home in Dombivli, with the objective of expanding access to homeownership among first-time buyers.
The project has been conceptualised as a culturally themed residential development rather than a conventional housing scheme. Drawing inspiration from the valour, administrative principles and leadership legacy of Chhatrapati Shivaji Maharaj, the developers have stated that the project seeks to reflect values such as courage, integrity and self-rule. These themes are proposed to be expressed through architectural elements, landscaped areas and curated community spaces within the development.
Located in a fast-developing residential micro-market, Swarajya is planned to offer modern amenities and thoughtfully designed homes while maintaining a strong cultural identity. The developers have indicated that elements inspired by Maratha architecture and symbolism will be integrated into the project, with the intent of creating a distinctive address aligned with Maharashtra's cultural ethos.
Alongside the project announcement, a Swarajya song was also released and has since gained widespread digital visibility across the state. The track features vocals by Rohit Raut and music composed by Prashant Nakti. Filmed at the historic Chhatrapati Shivaji Maharaj Temple, the production involved a 110-member crew and featured Nick Shinde. The developers stated that the song recorded 4.5 million organic views within 24 hours of release.
Commenting on the development, Ram Naik, Co-Founder and CEO of The Guardians Real Estate Advisory, stated that the project reflected an evolution in thematic residential development, where cultural alignment and emotional connection were becoming important differentiators. He noted that Dombivli had emerged as a strong residential destination due to improving connectivity, infrastructure upgrades and relatively affordable pricing compared to central Mumbai markets. He added that a culturally themed project within the MyFirst Home category could enhance buyer interest and long-term value perception.
In recent years, Dombivli has seen steady residential demand, supported by expanding rail connectivity, road infrastructure improvements and a growing social ecosystem. Developers in the region are increasingly focusing on differentiated residential offerings to cater to rising buyer expectations and aspirational homeownership trends.
