Eden Realty Group has introduced its first premium riverfront luxury residential project in Kolkata, named Eden Devprayag, as part of a broader INR 5,000 crore investment in multi-sector riverside developments. Mr. Arya Sumant, Managing Director of Eden Realty Group, emphasized that the company is committed to long-term growth in Eastern India. He highlighted that Eden Devprayag will be the first in this series and will feature the city's first riverside five-star hotel with an exclusive Ganga ghat. Apart from riverfront luxury developments, the group will also launch a G+18 mass housing project on Kona Expressway and a bungalow project in South Kolkata later this year. The company is actively collaborating with local authorities to enhance the commercial and tourism potential of the riverfront.
The project's design draws inspiration from its natural surroundings, including views of the Ganga and the nearby Botanical Garden. Mr. Kumar Satyaki, Joint Managing Director, stated that Eden Devprayag goes beyond conventional development to create a river-inspired living experience. The township includes a 1.85 lakh sq ft landscaped podium, a professionally managed 75,000 sq ft podium club, and a terrace club with an infinity swimming pool. Residents will enjoy a Banaras-style Ganga ghat and 270-degree panoramic views of the river and city skyline. Double and quad-height terraces enhance spatial experience, while greenery across levels helps lower ambient temperatures and improves air quality. Ar. Malay Ghosh, Principal Architect, explained that the towers are arranged in an arc formation to maximize sunrise and sunset views from the double- and quad-height terraces. Climate-responsive fins on the facade mimic the river's rhythm and guide the cool Ganga breeze into homes. Apartments are designed for optimal natural light, cross ventilation, and flexible interior layouts. The terrace level offers sunrise and sunset viewing points, an infinity pool with a waterfall feature, yoga lawns, meditation decks, social zones, and seating for senior citizens.
The landscaped podium, covering 4.5 acres, is central to the project's identity. Landscape Architect Ar. Dwaipayan Bhattacharya described it as a journey inspired by the origin and flow of the Ganga. A central water spine symbolizes the river through cascading waterfalls, reflective pools, and gentle streams. Pine-like plantations, meadow lawns, and undulating pathways create a Himalayan-inspired environment within the urban setting. The swimming pool serves as the main water feature, complemented by themed gardens and activity zones.
