Bengaluru recorded the highest annual rise at 13 per cent, while prices in Chennai remained flat. The report noted that resilient pricing and moderated sales volumes reflect a supply-calibrated market where developers maintained price discipline. Analysts attribute the slowdown to softer demand following steep price increases between 2022 and 2024, even as cities like Bengaluru and Ahmedabad continued to see healthy appreciation driven by end-user demand and economic activity.

Housing prices in Delhi-NCR appreciated 6 per cent in 2025, significantly lower than the sharp 49 per cent surge recorded in 2024, reflecting a moderation in demand following steep price hikes in recent years, according to data from PropTiger.


The real estate brokerage platform, recently acquired by Aurum PropTech, reported that average housing price growth across the top eight cities slowed to 6 per cent annually in 2025, compared with 17 per cent in 2024.

Among major cities, Bengaluru recorded the highest annual appreciation at 13 per cent, while Chennai witnessed flat pricing during the year.

In Delhi-NCR, average housing prices increased to INR 8,570 per sq ft in 2025 from INR 8,105 per sq ft in the preceding year, reflecting a 6 per cent rise.

Aurum PropTech Executive Director Onkar Shetye said resilient pricing alongside moderating sales volumes indicates a disciplined and supply-calibrated market.

City-wise data showed that in Ahmedabad, average housing prices rose 8 per cent to INR 4,754 per sq ft in 2025 from INR 4,402 per sq ft a year earlier. In the Mumbai Metropolitan Region (MMR), prices increased 4 per cent to INR 13,164 per sq ft from INR 12,600 per sq ft.

Pune recorded marginal growth of 1 per cent, with prices rising to INR 7,192 per sq ft from INR 7,108 per sq ft. Kolkata saw a 6 per cent appreciation to INR 5,945 per sq ft from INR 5,633 per sq ft.

Bengaluru's average housing prices surged to INR 8,533 per sq ft from INR 7,536 per sq ft, driven largely by strong end-user demand and continued job creation in technology and Global Capability Centres (GCCs). Hyderabad posted an 8 per cent increase, with prices strengthening to INR 7,644 per sq ft from INR 7,053 per sq ft.

Industry executives attributed Bengaluru's strong price growth to sustained employment generation, steady in-migration and infrastructure improvements, particularly in North and East Bengaluru. Some experts also cited higher input costs, including land prices, as contributing factors.

In contrast, Chennai's housing prices remained stable at around INR 7,200 per sq ft.

The moderation in price growth across most cities has been attributed to softer demand after the sharp run-up in prices during the 2022-2024 period. However, analysts noted that developers have largely maintained pricing discipline and managed inventory levels prudently, providing a stable base for the housing market as it heads into 2026.
