The official in question was posted in Wazirabad tehsil and has been suspended in connection with a separate hotel registry controversy. However, authorities are now examining his role in several property registrations that are alleged to have been processed despite a 2022 ban issued by the Department of Town and Country Planning (DTCP) on conveyance deeds involving Ansal Buildwell projects.

The ban was put in place amid concerns over licence renewals and compliance with urban planning norms. According to preliminary findings, multiple registries including an exchange deed related to approximately 450 square yards of land earmarked for a dispensary site in Sushant Lok 3 were processed manually at the tehsil level before the full implementation of the online land registry system. Authorities have questioned how transactions involving land designated for public utility were registered without appropriate layout plan revisions or approvals from competent planning authorities.

In response, the Sub-Divisional Magistrate (SDM) of Badshahpur has issued notices to authorised representatives of Ansal Buildwell, seeking documentation and clarifications regarding the disputed transactions. The representatives have already been given multiple opportunities to respond. Officials indicated that, if satisfactory explanations are not provided, the departmental probe will be completed and findings forwarded to the Gurugram Deputy Commissioner for further action.

The developer's DTCP licence renewal remains pending, and it reportedly has substantial outstanding dues, including external development charges, with civic and utility agencies also registering arrears. These factors have heightened scrutiny of the builder's dealings with revenue and planning departments.

Investigators are conducting a broader audit of property transactions in both Wazirabad and Badshahpur tehsils to determine whether departmental directives were bypassed and whether proper approvals were sought. As part of this process, officials are mapping affected properties and consulting legal counsel on the status of deeds executed during the restriction period. Depending on audit outcomes, further disciplinary proceedings including lodging first information reports (FIRs) could be initiated.

The unfolding inquiry occurs against a backdrop of wider concerns over land registry practices in the region, which have in recent years prompted administrative reviews and enforcement actions against irregular registrations.
