In 2025, the Mumbai Metropolitan Region (MMR) emerged as the most active land acquisition market in India, with 32 deals covering over 500 acres, accounting for more than 13% of nationwide land transactions. Across India, 126 deals aggregated more than 3,772 acres, a notable increase from 2024's 2,514 acres, despite slightly fewer deals. Residential projects led acquisitions, followed by mixed-use, industrial, logistics, commercial, and retail developments. Bengaluru, Pune, NCR, Hyderabad, and Chennai also recorded significant land deals, while tier II and tier III cities, led by Ahmedabad, contributed over 2,193 acres to the total.
The Mumbai Metropolitan Region recorded the highest land acquisition activity in India in 2025, with 32 deals totaling more than 500 acres, according to Anarock Research. This made MMR the largest contributor to nationwide land transactions, representing over 13% of total land acquired during the year. In comparison, MMR had closed around 30 deals covering 607 acres in 2024.
Across India, developers completed 126 land deals covering approximately 3,772 acres. While the total number of deals was slightly lower than 2024's 133 transactions, the total land area increased significantly, reflecting larger parcels being acquired.
Residential projects remained the primary focus, with 96 deals across 1,877 acres, including plotted developments, integrated townships, and luxury villas. Mixed-use projects accounted for eight deals covering 1,045 acres. Industrial and logistics parks saw four deals for nearly 597 acres, while commercial projects and data centres together accounted for around 79 acres across 12 deals. About 107 acres were acquired for warehousing, and 13 acres for retail projects. Three deals covering 51 acres had no finalized development plan.
Among other major urban centres, Bengaluru followed with 27 deals over 454 acres, Pune recorded 18 transactions for 308 acres, and the National Capital Region saw 16 deals totaling 137 acres across Delhi, Gurugram, Noida, Greater Noida, and Ghaziabad. Hyderabad had nine deals for 57 acres, all for residential development, while Chennai completed eight deals for nearly 122 acres, mainly for industrial, logistics, and residential purposes. Kolkata did not see any notable land transactions in 2025.
Tier II and tier III cities accounted for 16 deals covering roughly 2,193 acres. Ahmedabad led this segment with three deals over 600 acres. Amritsar, Mysore, Nagpur, and Vadodara each recorded two transactions, primarily focused on residential, mixed-use, industrial, logistics, and retail projects.
Anarock Group chairman Anuj Puri highlighted that land acquisitions in 2025 were not limited to luxury residential developments. Integrated townships, plotted developments, industrial parks, data centres, and mixed-use projects also played a significant role in acquisition strategies.
