Lodha Developers Ltd has announced a massive INR 1.3 lakh crore investment to develop a 2.5 gigawatt data centre park near Mumbai, marking one of the largest infrastructure commitments in India's digital economy. The project, backed by a fresh memorandum of understanding with the Maharashtra government signed at the World Economic Forum in Davos, builds on an earlier commitment made in 2025. Planned at Lodha's Palava township, the park is expected to become the largest data centre cluster in the country, hosting global and domestic hyperscalers. The investment underscores Maharashtra's ambition to position itself as a leading data infrastructure hub while generating large-scale employment and supporting India's rapid digital transformation.

Realty major Lodha Developers Ltd will invest INR 1.3 lakh crore to develop a 2.5 gigawatt data centre park near Mumbai as part of its long-term diversification and expansion strategy. The company on Tuesday said it has signed a fresh memorandum of understanding with the Maharashtra government for an additional INR 1 lakh crore investment, taking the total planned outlay to INR 1.3 lakh crore. An earlier MoU committing INR 30,000 crore was signed in September 2025.


The latest agreement was signed on January 19 between Abhishek Lodha, Managing Director and CEO of Lodha Developers, and the Maharashtra government on the sidelines of the World Economic Forum in Davos. Lodha said the additional investment reflects confidence in the state's policy environment and leadership. According to the company, the data centre park will be developed under Maharashtra's Green Integrated Data Centre Park policy and is expected to be the largest of its kind in India, generating over 16,000 direct and indirect jobs.

The project will be located within Lodha's 5,000-acre Palava township near Mumbai and is designed to accommodate several major international and domestic data centre players. Amazon has already acquired land within the park and secured power arrangements for the next 15 years, while Singapore-based STT Global Data Centres has also purchased a parcel. Lodha Group said it will act as a developer for multiple players planning facilities within the park.

Industry data shows India's data centre capacity stood at around 1,530 MW as of September last year, with strong growth driven by cloud adoption, artificial intelligence, data localisation norms and rising internet penetration. Lodha Developers, one of India's largest real estate companies, reported sales bookings of INR 17,630 crore last fiscal and is targeting INR 21,000 crore in the current financial year, supported by its expanding development portfolio.
