M3M India and Smartworld Developers have entered into a partnership with global luxury brand Elie Saab to develop two branded residential projects in Gurugram and Noida with a combined investment of around INR 3,500 crore. The developments will include about 950 premium homes across both locations, positioned as high-end branded residences. The projects mark Elie Saab's first association with residential real estate in India and are planned for completion by 2030, reflecting rising demand for globally designed luxury housing in NCR.
M3M India and Smartworld Developers have tied up with international luxury fashion and lifestyle brand Elie Saab to develop two ultra-luxury residential projects in the National Capital Region, with a total estimated investment of nearly INR 3,500 crore. The partnership brings Elie Saab's design identity into Indian residential real estate for the first time through branded housing developments.
In Gurugram, M3M India will develop a premium residential project in Sector 111, located within the Smart City Delhi Airport (SCDA) area along the Dwarka Expressway. The project will comprise around 300 large four-bedroom apartments, with unit sizes ranging between 4,200 sq ft and 4,650 sq ft. The development forms part of a larger mixed-use zone that has seen increased infrastructure activity and residential demand in recent years.
In Noida, Smartworld Developers will develop a separate luxury housing project on approximately six acres in Sector 98. This project will include about 650 residential units. Of these, around 200 will be three- and four-bedroom apartments ranging from 2,850 sq ft to 3,810 sq ft, while nearly 480 units will be one- and two-bedroom homes. The project is planned as a branded residential offering with design elements guided by Elie Saab's global aesthetic.
Both developments will be positioned as branded residences, where the Elie Saab brand will influence architectural styling, interiors, and overall design language. Company executives have indicated that the collaboration reflects confidence in the depth of India's luxury housing market and the growing preference among buyers for residences with international branding and design appeal.
The projects are planned for phased execution and are expected to be completed by 2030. In the past, developers such as M3M have pursued partnerships with global brands to strengthen their presence in the premium and luxury housing segment, especially in key NCR micro-markets.
