The Maharashtra Housing and Area Development Authority (MHADA) is offering 120 unsold residential flats across Mumbai on a first-come-first-served basis, replacing the lottery system that left these units unclaimed. Online registrations started earlier this week, with the flat selection and payment process set to begin soon. Flats are spread across key suburbs and South Mumbai locations, including Kandivali, Malad, Wadala, Powai, and Andheri. Buyers must pay 10 per cent of the flat price initially, with the remaining amount due within 90 days. The initiative aims to reduce unsold stock and provide ready-to-move-in homes efficiently.
The Maharashtra Housing and Area Development Authority (MHADA) has launched a first-come-first-served sale of 120 unsold residential flats in Mumbai, following previous lottery attempts that failed to allocate these units. These flats are spread across multiple locations, including Shimpoli and Charkop in Kandivali, Antop Hill-Wadala, Tunga-Powai, PMGP-Mankhurd, and Malvani in Malad, while some units under Development Control Regulation (DCR) 33(5) and 33(7) are situated in Ghatkopar East, Kannamwar Nagar in Vikhroli, Byculla, Tardeo, Lower Parel, Sion, and JVPD in Andheri West.
Registrations for these flats opened earlier this week on MHADA's official housing portal. The process for submitting applications, paying the application fee and security deposit, and selecting flats will start shortly. Applicants are required to pay 10 per cent of the flat's sale price within 48 hours of finalising a unit, after which a provisional offer letter is issued online.
After the initial payment, the remaining amount must be cleared within 90 days. MHADA allows an extension of up to another 90 days with applicable interest, in line with its existing regulations. Buyers must be Indian citizens aged 18 years or above. MHADA has clarified that no agents or intermediaries are involved in this sale, and all processes must be completed online.
This initiative reflects MHADA's effort to liquidate unsold housing stock and make ready-to-move-in flats accessible without relying on lotteries. By offering a direct and transparent allocation system, the authority aims to expedite sales while ensuring eligible buyers can secure homes across different price points and locations within Mumbai.
