Pune's residential property market continued to display strong end-user demand in 2025, with housing sales significantly outpacing new supply, according to the Pune Housing Report 2025 by CRE Matrix in association with CREDAI Pune. The city recorded around 81,000 registered apartment sales during the year, compared with 64,000 new housing launches, indicating demand running well ahead of supply. Transaction values crossed INR 63,000 crore, reflecting a marked shift towards larger homes and higher ticket sizes. While homes priced below INR 1 crore continued to dominate overall volumes, premium and luxury segments saw the fastest growth. Supply additions were impacted by approval delays across multiple planning authorities, resulting in fewer new project launches. Despite these constraints, Pune remained India's most affordable major housing market while leading the country in residential sales volumes.
Pune's residential real estate market is undergoing a structural shift, with demand increasingly favouring mid-sized, premium and luxury homes, even as supply growth remains constrained. According to the Pune Housing Report 2025 released by CRE Matrix in association with CREDAI Pune, the city registered the sale of more than 81,000 housing units during the calendar year, compared with approximately 64,000 new launches, highlighting a clear supply-demand mismatch.
Based on registered sale deeds of newly built homes, excluding resale transactions and bookings, total transaction value during 2025 exceeded INR 63,000 crore. This represented a nearly 19% rise in units sold and a 71% increase in transaction value compared with 2021, underlining not just volume growth but also rising ticket sizes.
The report pointed to a sharp increase in demand for higher-priced homes. Around 14,000 units were sold in the INR 1-2 crore bracket, while close to 3,300 homes were transacted at prices above INR 2 crore. Sales in the INR 1-2 crore segment have expanded nearly fourfold since 2021, while the luxury category has grown by almost three times, reflecting changing buyer aspirations and income profiles.
The average value of a home sold in Pune during 2025 stood at around INR 78 lakh, marking a 44% increase over the past five years. This growth has been driven by both larger apartment sizes and rising per-square-foot prices. Despite this upward movement, Pune continues to remain the most affordable among major metropolitan housing markets, with average home prices well below those in Mumbai, Bengaluru and Hyderabad.
Homes priced below INR 1 crore still accounted for nearly 78% of total sales, although demand in sub-INR 50 lakh and mid-affordable categories showed moderation. Developers have responded by shifting portfolios towards larger configurations. The share of 3 and 4 BHK homes in new launches has risen significantly, while the proportion of 1 BHK units has declined, leading to a 17% increase in average home sizes over the past five years.
Supply additions during the year were impacted by temporary delays in environmental and planning approvals across PMC, PCMC and PMRDA jurisdictions. Even so, Pune district continued to record the highest number of MahaRERA project registrations in the country, indicating sustained developer confidence. With sales continuing to outpace launches, the city's housing market appears firmly positioned within a value-driven, premium-led growth cycle.
