Parle Products has received partial environmental clearance to demolish its historic factory in Vile Parle East, Mumbai, and redevelop the site into a commercial complex. The clearance allows dismantling 21 existing structures and constructing four main buildings with two parking towers, covering a total built-up area of around 1,90,360 sq m. The project includes shops, restaurants, and offices, with tree retention, transplantation, and a Miyawaki-style plantation for greenery. The factory had ceased biscuit production nearly a decade ago but remained a local landmark for nearly nine decades.
Parle Products has obtained partial environmental approval to redevelop its historic Vile Parle East factory site in Mumbai. The clearance permits the demolition of 21 existing structures across the approximately 5.44-hectare site. The project aims to replace the old factory with a commercial complex while following environmental regulations.
The redevelopment plan submitted to the Municipal Corporation of Greater Mumbai outlines a total built-up area of roughly 1,90,360 sq m, with 1,21,698 sq m under regulated FSI development. The total estimated project cost is INR 3,961.39 crore. The plan includes four main buildings and two parking towers, designed to support commercial use such as retail spaces, offices, restaurants, and food courts.
Each building will feature two basement levels. In three of the buildings, the A-wing is planned with six floors, while the first building's upper levels will accommodate shops and offices, with intermediate floors designated for parking. The Airports Authority of India had earlier set height restrictions due to the site's location within an air funnel zone. One proposed building slightly exceeds the original limit by 0.30 metres, which the company has requested approval for.
The site currently has 508 trees. Of these, 311 will be retained, 129 removed, and 68 transplanted. In addition, the company plans to introduce a Miyawaki-style plantation with more than 1,200 trees, bringing the total number of trees on the site to around 2,230 after redevelopment.
It remains unclear whether Parle Products will occupy the entire commercial complex or lease some parts to external businesses. The company did not provide comments on future occupancy plans.
The Vile Parle factory, established in 1929 by the Chauhan family-led firm, was closely tied to the history of the Parle-G brand. Biscuit production stopped years ago due to declining productivity, but parts of the premises continued to accommodate company staff. The site had long been considered a landmark in the locality, representing nearly nine decades of operations.
