The Delhi Development Authority (DDA) has introduced the Karmayogi Awaas Yojana 2025, making 1,168 ready flats in Pocket 9, Narela available at a 25 % discount for serving and retired government staff, including those from central and state governments, PSUs, banks, local bodies, autonomous institutions and government universities. Units include 1 BHK, 2 BHK and 3 BHK options with prices after discount ranging roughly from INR 34 lakh to INR 1.27 cr. Online registration opens soon, and allotment will follow a first come, first served process with clear booking and maintenance cost details.
The Delhi Development Authority (DDA) has launched the Karmayogi Awaas Yojana 2025, offering a block of 1,168 newly constructed flats in Pocket 9, Sectors A1 to A4, Narela at a fixed 25 % discount for eligible government employees and pensioners. This housing initiative aims to support serving and retired staff across central and state governments, public sector undertakings, public sector banks, local bodies, autonomous bodies and government universities.
Under this scheme, 320 one bedroom flats, 576 two bedroom flats and 272 three bedroom flats are being made available on a first come, first served basis. The plinth area for 1 BHK flats ranges from about 61.17 sqm to 61.65 sqm, for 2 BHK flats from roughly 126.53 sqm to 140.56 sqm, and for 3 BHK flats from around 163.76 sqm to 183.36 sqm, inclusive of common areas and balconies. Separate parking spaces are allotted depending on the flat size.
After applying the discount, the 1 BHK units are priced between about INR 34.03 lakh and INR 34.28 lakh, 2 BHK between about INR 79.81 lakh and INR 88.16 lakh, and 3 BHK between about INR 1.15 cr and INR 1.27 cr. These prices do not include maintenance costs.
In addition to the flat cost, buyers must pay a one time maintenance charge at the time of issuance of the demand letter. This charge is INR 75,000 for 1 BHK, INR 1.5 lakh for 2 BHK and INR 2.5 lakh for 3 BHK units. For regular upkeep in the first year, monthly maintenance fees are set on a per square foot basis with no GST applicable.
To take part in the scheme, applicants must register online through the DDA's Awaas portal by paying a non refundable registration fee of INR 2,500. Initial booking amounts are fixed at INR 50,000 for 1 BHK, INR 4 lakh for 2 BHK and INR 10 lakh for 3 BHK, which will be adjusted against the final sale price if the flat is successfully booked.
The detailed scheme brochure will be available on the DDA website from the start of registration, and flat bookings will begin thereafter. The scheme is set to remain open for several months, allowing eligible applicants adequate time to register and book units. DDA has also encouraged visitations to sample flats at the Narela site so applicants can review specifications and layouts before finalising decisions.
There are no restrictions on owning other property in Delhi or elsewhere, and eligible individuals may apply for and book more than one flat under the scheme. This approach offers flexibility in asset ownership while supporting housing needs for a broad group of government workers and retirees.
