Lodha Developers Ltd has acquired five land parcels across Mumbai Metropolitan Region, Delhi-NCR and Bengaluru to develop residential projects with an estimated sales value of nearly INR 34,000 crore. The acquisitions, completed in the October-December quarter, strengthen the company's future project pipeline and growth visibility. Lodha plans to build primarily housing projects on these sites, tapping demand in India's top real estate markets. The move follows the company's recent entry into Delhi-NCR through partnerships in Gurugram and aligns with its strategy of calibrated capital deployment. With a strong presence in MMR, Pune and Bengaluru, Lodha aims to expand its reach across major cities while working towards its annual sales booking target of INR 21,000 crore.
Realty firm Lodha Developers Ltd has acquired five land parcels in Mumbai, Delhi-NCR and Bengaluru during the last quarter to develop projects with an estimated sales value of nearly INR 34,000 crore.
Mumbai-based Lodha Developers Ltd, which sells properties under the Lodha brand, acquires land parcels through outright purchases as well as partnerships with landowners to build a strong pipeline of future projects.
According to the company's latest operational update filed with stock exchanges, Lodha Developers acquired five land parcels during the October-December period of the 2025-26 fiscal across the Mumbai Metropolitan Region (MMR), Delhi-NCR and Bengaluru.
The company plans to develop primarily residential real estate projects on these land parcels. The total revenue potential of these five projects is estimated at INR 33,800 crore.
In Q3 FY26, we added five projects with gross development value (GDV) of INR 338 billion (INR 33,800 crore) in MMR, NCR and Bengaluru, Lodha said in the update.
In real estate parlance, GDV refers to the estimated sales value of the entire project.
Lodha Developers said the acquisition of these land parcels would improve visibility on future growth.
Last month, the company partnered with MRG Group to develop two projects in Gurugram, marking its entry into the Delhi-NCR housing and commercial real estate market. The company is already developing a warehousing project in the region.
Our pilot in NCR has started with two projects on a joint development basis, reflecting our risk-calibrated approach to capital deployment, the company said.
Lodha Developers noted that Delhi-NCR is the country's second-largest housing market but faces a shortage of trusted, quality developers.
The NCR entry will enable us to serve nearly 80 per cent of housing demand across the top seven Indian cities, the company said.
Lodha Developers, one of the country's largest real estate developers, has a strong presence in the residential markets of MMR, Pune and Bengaluru.
In the last fiscal year, the company's sales bookings rose to INR 17,630 crore, compared with INR 14,520 crore in the preceding year.
For the current financial year, Lodha Developers has set a sales bookings target of INR 21,000 crore, which it said it is confident of achieving.
So far, the company has delivered 110 million square feet of real estate and is developing over 130 million square feet under its ongoing and planned portfolio.
