Synopsis

The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has announced plans to develop approximately 25,000 plots targeted at middle-income homebuyers in 2026, as part of a broader initiative to expand affordable housing options within the region. The programme forms one of the authority's key goals for the year, which also include finalising a comprehensive master plan, improving major road networks, accelerating key infrastructure projects and enhancing citizen-centric services. VMRDA officials said the push for housing plots is aimed at addressing growing residential demand while supporting planned urban growth. The initiative is expected to strengthen land supply for middle-income buyers amid expanding real estate markets.

The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has announced an ambitious plan to develop around 25,000 plots for middle-income group housing in 2026 as part of its strategy to boost affordable residential land supply and support sustainable urban growth. The plan was outlined by VMRDA Metropolitan Commissioner N Tej Bharath, who said it forms a key component of the authority's annual development agenda.

Under the initiative, plots suitable for middle-income homebuyers will be laid out across multiple designated areas within the metropolitan region, offering an opportunity for prospective owners to acquire land at relatively accessible price points. By enhancing the availability of residential plots, VMRDA aims to expand options for housing development outside conventional apartment formats and support a broader segment of buyers in the region.

The housing plots programme is part of a broader set of ten priority goals identified by the authority for 2026, which also include finalising a comprehensive master plan that addresses long-term spatial and infrastructure needs, completing major roads within scheduled timelines, and advancing transit-oriented development efforts. VMRDA has also emphasised resolving long-pending land acquisition and planning issues to facilitate smoother implementation of development projects.

In addition to residential land supply, VMRDA plans to strengthen institutional and citizen-focused reforms. Initiatives such as direct citizen engagement programmes, digital service platforms, integrated ticketing systems and AI-based help desks are expected to improve transparency and responsiveness in service delivery.

Officials said that putting in place a robust supply of middle-income housing plots will be critical in meeting evolving residential demand amid broader economic activity and infrastructure investments in the Visakhapatnam metropolitan region. With balanced land supply and enhanced planning frameworks, VMRDA aims to support inclusive growth and better living standards for residents through 2026 and beyond.
