The Noida Authority has ended a five year ban on issuing occupancy certificates (OCs), property registries, and sales approvals for completed apartments in the Sports City housing projects in Sector 150. The move follows a Supreme Court directive to grant conditional OCs for projects that meet regulatory requirements. The board meeting cleared pending issues, issued conditional certificates to projects that settled dues, and initiated approval of revised master plans. Thousands of homebuyers who faced delays in possession and documentation now have a pathway to complete property registration.
The Noida Authority has lifted its long standing restriction on issuing occupancy certificates (OCs), property registries, and approvals for sale and purchase of completed apartments in the Sports City housing projects in Sector 150 along the Noida Greater Noida Expressway. The board's decision comes after the Supreme Court directed the authority to issue conditional OCs for projects that comply with building regulations.
The board meeting, chaired by the Uttar Pradesh infrastructure and industrial development commissioner, resolved pending issues that had blocked registrations for about five years. The authority has already granted a conditional OC to at least one project that cleared all outstanding dues, while other projects are moving ahead with approvals for revised master plans.
The earlier ban was imposed because developers had not completed the required sports facilities on a large portion of the land, a key condition for project allotment and regulatory compliance. This restriction had prevented homebuyers from registering their flats or completing legal documentation, despite apartments being physically ready and handed over in some cases.
Homebuyers welcomed the board's decision, noting it provides relief after years of waiting. Many buyers had continued paying instalments while staying in rented accommodation, facing both financial and personal inconvenience due to the inability to take full possession of their homes.
Officials confirmed that further occupancy certificates will be issued in phases, following verification of building plan approvals, revalidation, and compliance with revised master plans. This approach is intended to balance regulatory requirements with the Supreme Court's direction.
The decision follows a comprehensive proposal accepted by the Supreme Court to resolve disputes between the Noida Authority and multiple developers in Sector 150. These projects represent significant investment and involve thousands of homebuyers awaiting completion of legal formalities and property possession. Authorities emphasized that compliance with dues and approved plans will remain essential for further registry and possession processes.
The move also signals a step toward improving trust and clarity in large integrated township projects, showing that legal interventions can help resolve long-standing issues without affecting overall project delivery.
