CREDAI Chennai's latest study suggests that south and west Chennai will lead residential housing growth in 2026, driven by infrastructure upgrades, metro expansion and improved road connectivity. Corridors such as OMR, GST Road and Porur Poonamallee continue to see strong end-user demand, while projects like the Kuthambakkam bus terminus and Metro Corridor 4 are boosting west Chennai's appeal. Housing sales in FY 2025-26 are expected to exceed 15,000 units, around 18% higher than 2024, with prices remaining largely stable.
South and west Chennai are expected to remain the strongest residential growth pockets in 2026, according to a recent study by CREDAI Chennai. The developer body attributed this trend to steady infrastructure upgrades, better road connectivity and expanding metro rail coverage, which are improving access to key employment hubs and daily commute efficiency.
The report pointed out that areas along Old Mahabalipuram Road, GST Road and the Porur Poonamallee stretch continue to attract end-users due to a mix of job proximity and comparatively affordable housing options. In west Chennai, the upcoming Kuthambakkam bus terminus and progress on Chennai Metro Rail Corridor 4 have further strengthened buyer interest and developer activity.
CREDAI noted that housing demand is also being supported by expectations of improved affordability. Factors such as possible repo rate cuts by the Reserve Bank of India and GST rationalisation on select construction inputs are expected to ease cost pressures, particularly in the affordable and mid-income housing segments.
As per the study, residential sales in FY 2025-26 are projected to cross 15,000 units, representing an increase of about 18% compared to 2024. Despite this rise in demand, the Chennai housing market has largely seen stable pricing, with only marginal adjustments, indicating a balanced supply-demand situation.
The report added that developers are increasingly focusing on these growth corridors, aligning new project launches with infrastructure timelines and buyer preferences for connectivity, livability and long-term value.
