The Virar-Alibaug Multimodal Corridor, a 126 km transport project being developed by the Maharashtra State Road Development Corporation (MSRDC), is affecting affordable housing in Kalyan. The project's approved alignment passes through land in Shirdhon that was reserved by the Maharashtra Housing and Area Development Authority (Mhada) for Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG) homes. Approximately five hectares of land will be acquired, with Mhada seeking INR 50 crore in compensation. The corridor aims to improve connectivity across the Mumbai Metropolitan Region.
Construction on affordable housing in Kalyan is being disrupted by the planned Virar-Alibaug Multimodal Corridor, even before major construction on the corridor has started. The corridor's alignment passes through Mhada land in Shirdhon, which was earmarked for EWS, LIG, and MIG housing projects. This development has raised concerns among homebuyers who had acquired units through Mhada's lottery system.
The 126 kilometre corridor, a greenfield project being executed by the Maharashtra State Road Development Corporation (MSRDC), will feature separate lanes for vehicles, buses, and rail transport. Officials say the project will significantly improve north-south connectivity across the Mumbai Metropolitan Region (MMR), reduce traffic congestion, and support economic activity by linking key cities and towns.
Under the approved plan, a contiguous portion of Mhada land, roughly 500 metres long and 100 metres wide, will be required for the corridor. The alignment cuts across nearly the entire Shirdhon holding, with around five hectares earmarked for acquisition. Officials noted that while part of the land is vacant, it will still impact ongoing and planned affordable housing development.
Homes in the Shirdhon area had already been sold to buyers under Mhada's EWS, LIG, and MIG schemes. The acquisition means some buyers will experience delays or changes in the availability of plots and completed units. Mhada has approached MSRDC seeking INR 50 crore in compensation for the portion of land that will be taken.
The corridor project had received financial support earlier this year when the state government approved a borrowing guarantee of INR 22,250 crore from HUDCO to fund the infrastructure. The Virar-Alibaug corridor, conceptualized in 2010, aims to reduce congestion in urban centers, support regional economic growth, and create new business hubs along its route. Bids for its first phase, covering the stretch between Navghar in Thane and Balavali in Raigad, have already been floated.
Officials emphasize that while the corridor will bring long-term benefits for transportation and regional development, the land acquisition highlights the challenge of balancing infrastructure needs with affordable housing goals. Coordination between Mhada, MSRDC, and homebuyers will be crucial to address disruptions and ensure that housing projects continue without major setbacks.
