Rajdarbar Pinkcity Developers Pvt Ltd has stated that it purchased around 3.14 hectares of agricultural land in Jayasinghpura Bas village near Bhankrota in 2005 through registered sale deeds. According to the developer, all statutory requirements were completed at the time of purchase, including surrender of land under the Rajasthan Land Revenue Act, which was approved by the JDA. The land was subsequently recorded in the company's name in official records.
The developer has alleged that many years later, an internal document was prepared by certain JDA officials without its knowledge or consent. This document was allegedly used to divide the land into smaller parcels and alter khata numbers and land area details in official records. The company claims the document did not carry any valid approval, reference number, or legal sanction.
According to the complaint, the changes made through this document resulted in a distortion of ownership records and effectively diluted the company's lawful title over the land. The developer has termed the document forged and has sought criminal action as well as departmental proceedings against the officials responsible. It has also demanded restoration of the original land records as they existed prior to the alleged alterations.
Officials from the Jaipur Development Authority have said the complaint pertains to Zone-11 and will be examined by the concerned zonal office. The authority has indicated that the matter will be reviewed as per established procedures and appropriate action will be taken based on the findings.
Land record disputes have remained a persistent issue in Rajasthan, particularly in areas undergoing rapid urban expansion, where changes in zoning, land use and ownership records often lead to prolonged legal and administrative conflicts.
