India's coworking market set to cross 100 million sq ft by 2026

India's top seven cities together host nearly 1,400 coworking centres, with flexible managed workspace stock standing at about 82 million sq ft, according to a recent industry report. The study indicates that the market remains highly consolidated, with the 10 largest operators controlling around two-thirds of total supply. A significant portion of these centres supports Global Capability Centres, reflecting the growing role of flexible workspaces in enterprise expansion strategies. Bengaluru leads the country in flexible space stock, followed by Delhi-NCR and Pune. The report also highlights sustained demand from GCCs, which have accounted for over 40 per cent of office space absorption in recent years.

India's top seven cities together account for nearly 1,400 coworking centres, with flexible managed workspace stock totalling around 82.3 million sq ft, according to a recent report by real estate consultancy Vestian. The report noted that the market continues to remain consolidated, with the top 10 operators controlling 67 per cent of the total stock.


The study highlighted that more than 475 coworking centres currently host Global Capability Centre bases, underlining the close link between flexible workspaces and the expansion of global enterprises in India. Vestian stated that flexible space operators continue to play a critical role by offering adaptability, faster market entry and enterprise-grade infrastructure to global companies seeking to scale operations.

Bengaluru leads the country with a 33.2 per cent share of India's flexible workspace stock. Delhi-NCR follows with a 20.4 per cent share, while Pune accounts for 14.7 per cent. Hyderabad holds 12.4 per cent of the total stock, followed by Mumbai at 9.2 per cent, Chennai at 8.5 per cent and Kolkata at 1.6 per cent.

According to Vestian Research, India currently hosts over 1,750 GCC companies operating through nearly 3,800 bases. GCCs have contributed more than 40 per cent of overall office space demand over the past two years, making them a key driver of growth in the flexible workspace segment.

To capitalise on this demand, coworking and flexible space operators have positioned themselves as strategic partners for businesses at different stages of growth. The report noted that over 475 of the nearly 1,400 flexible centres across major Tier-1 cities already accommodate GCC operations.

Vestian projected that the total stock of flexible workspaces across Tier-1 cities would exceed 100 million sq ft by 2026, supported by ongoing portfolio expansion and upgrades by operators. While the report did not identify the top 10 operators by name, several players such as WeWork India, Smartworks, Awfis and IndiQube Spaces are already listed, alongside other established operators active in the market.
