The Department of Town and Country Planning in Gurugram has initiated enforcement action against Sewa Corporate Park on MG Road for alleged unauthorised subdivision and sale of commercial units. Officials said the project had approvals for change of land use and occupation but was later split into shops and offices without the mandatory licence under state planning laws. A show-cause notice has been issued, and registrations of further sale deeds have been halted. Authorities are reviewing executed sale deeds to assess the extent of violations, while the municipal corporation may take separate action for breach of land-use conditions. The move reflects stricter enforcement to curb unauthorised commercial development and safeguard buyer interests.
The Department of Town and Country Planning in Gurugram has initiated enforcement proceedings against the Sewa Corporate Park project on MG Road following findings that the commercial complex was subdivided and sold without the mandatory licence required under the Haryana Development and Regulation of Urban Areas Act, 1975. Officials said the complex had originally secured change-of-land-use approval and an occupation certificate, but later subdivisions into shops and office units were carried out without statutory authorisation.
Authorities have served a show-cause notice to the relevant parties and launched proceedings under the applicable provisions of the Act. In addition, the department has instructed the sub-registrar's office to halt registration of any further sale deeds for units within the complex until the matter is resolved.
The enforcement wing is also gathering copies of sale deeds that have already been executed to determine the scale of any regulatory breaches. Officials noted that because the site falls within the jurisdiction of the Municipal Corporation of Gurugram, the civic body may pursue additional action for breaches of change-of-land-use conditions under relevant municipal laws.
The action against Sewa Corporate Park underscores broader efforts by planning authorities to enforce compliance with urban development norms and protect the interests of buyers amid unauthorised commercial developments in prime city locations.
