In an illustrious fusion of Bollywood’s golden past and contemporary real estate ambition, the once-hallowed Pali Hill bungalow of the late cinema legend Dilip Kumar in Mumbai's Bandra suburb is set to metamorphose into an upscale residential complex. The property, spanning nearly half an acre, will also pay homage to the actor's illustrious career by housing a museum reflecting his life's achievements.



The late superstar's family has struck a deal with real estate magnate Ashar Group, paving the way for a luxury housing development on the plot. Alongside the residential offerings, the ground floor will host a special museum dedicated to Kumar's significant milestones, portraying his contributions to the Indian film industry. A separate entrance to the museum will ensure easy access for visitors eager to explore the actor's legacy.



Ajay Ashar, Chairman and Managing Director of Ashar Group, has confirmed that the construction work has begun, and they aim to complete it well ahead of the scheduled delivery date in 2027 as per the RERA registration. The expansive project will comprise a construction area of 175,000 square feet spread across 11 floors, with revenue projections estimated at a substantial INR 900 crores.



The redevelopment of the plot has been the subject of much media attention for over half a decade. Previously, Saira Banu, the late actor's wife, had taken legal action against a different developer, accusing him of attempted land misappropriation through forged documents. Ajay Ashar has clarified that the legal complexities surrounding the land have now been resolved, allowing the project to proceed with a clear mandate.



The Pali Hill plot's transformation not only signifies a new chapter for a space steeped in cinema history but also marks a growing trend in the utilization of prime urban real estate.
