The Delhi Development Authority has announced plans to license a 2.5-acre plot in Dwarka's Sector 23 for the development of a five-star hotel. The land will be offered on a 55-year licence, requiring the selected developer to finance, build and operate a 200-room property. The scheme allows a floor-area ratio of 375 and 40% ground coverage, alongside exclusive access provisions to the adjoining DDA golf course.
The Delhi Development Authority has initiated the process to appoint a licensee for the development of a five-star hotel in Dwarka's Sector 23. The project will be undertaken on a 2.5-acre parcel of land, which will be licensed for a 55-year term. The development must conform to the Master Plan of Delhi 2021 and the unified building bylaws. The authority has incorporated an incentive in the licence, allowing hotel guests to use the adjoining DDA golf course. Up to 25% of daily non-member slots can be booked on a pay-and-play basis for guests, at discounted rates. All reservations will need to be made at least 24 hours in advance, and this provision will remain valid for the duration of the licence.
The project framework permits a floor-area ratio of 375 and 40% ground coverage. The construction timeline has been set at 42 months, with the developer expected to secure all statutory approvals and clearances independently and at their own cost.
With a defined construction timeline and a revenue-oriented licence model, the initiative reflects DDA's approach to securing sustainable development while generating better value from its assets.
