The greenfield corridor expressway in Mohali, part of the Chandigarh-Ambala Greenfield Corridor, has been delayed yet again. Package 2, covering the Mohali-Kurali bypass, is now expected to open by the end of November, marking the fourth deadline extension. While 97% of construction is complete, pending utility shifting, civil works, and installation of an extra high-tension (EHT) line have caused the delay. Package 1, connecting Ambala to Mohali, is scheduled for completion by March 31, 2026. Once operational, the corridor is expected to ease congestion, boost regional connectivity, and positively impact local real estate.
The construction of the greenfield corridor expressway in Mohali, which forms a key part of the Chandigarh-Ambala Greenfield Corridor, has faced repeated delays. The National Highways Authority of India (NHAI) now expects Package 2, covering the Mohali-Kurali bypass, to be operational by the end of November. This marks the fourth time the project's completion date has been extended.
Currently, about 97% of work on Package 2 is complete. Delays have been caused mainly by pending utility shifting, civil works, and the installation of an extra high-tension (EHT) line. An NHAI official expressed confidence that the corridor would be functional before December, provided there are no weather-related disruptions.
The expressway is being executed in two segments. Package 1, spanning approximately 31 km, runs from IT City Chowk near Chandigarh International Airport to Kurali-Chandigarh Road. Package 2, about 27 km long, extends from IT City Chowk to Ambala, connecting to the Jaipur and Delhi expressways.
The total project, with an estimated cost of INR 1,525.3 crore (USD 185 million), is part of the central government's Bharatmala Pariyojana. It was conceptualized to ease traffic congestion on Mohali's Airport Road and provide a direct, high-speed route from Chandigarh's IT City to Kurali. It will also improve connectivity to Himachal Pradesh and Jammu & Kashmir.
The project faced initial setbacks in 2019 when the earlier Kharar-Banur-Tepla road plan was scrapped due to high costs. Construction officially began after a Maharashtra-based firm was awarded the contract in October 2022. In 2021, work was stalled for almost eight months due to protests from landowners demanding fair compensation. Following negotiations, the NHAI approved a significant increase in compensation, raising it from INR 24 lakh to INR 4.18 crore per acre in some locations and INR 1 crore to INR 1.09 crore per acre in others.
Once completed, the expressway is expected to decongest the Mohali-Kurali stretch, reduce travel time between Chandigarh and Delhi, and enhance the movement of goods across Punjab, Himachal Pradesh, Haryana, and Jammu & Kashmir. Real estate experts anticipate that improved connectivity will increase demand for residential and commercial properties in IT City, New Chandigarh, Kharar, and Kurali, with potential property value appreciation of 15% to 25%.
