The branded residences sector has recorded a striking 180% growth globally over the past decade, driven by demand from high-net-worth individuals seeking luxury, convenience and consistent service. Portugal, particularly the Algarve, has emerged as a standout market with Kronos Homes offering Marriott and Westin-branded properties at the Salgados Resort. The developments boast premium amenities, beach or golf-front locations, and seamless ownership experiences. With fully furnished, key-ready options and optional rental programmes, these homes are proving appealing as both lifestyle purchases and investments.
The branded residences segment has undergone remarkable expansion over the past decade, with Savills- latest Branded Residences 2024/2025 report revealing a 180% surge in global supply. Analysts noted that this trajectory is set to continue, driven by the ongoing rise of high-net-worth individuals (HNWIs) whose international lifestyles demand high levels of comfort, service and branding consistency.
Savills highlighted that this momentum shows no signs of slowing, stating that as global wealth expands, the appeal of branded residences will rise in parallel. The report mentioned that the sector continues to generate enthusiasm due to its sustained growth pipeline and the lifestyle offering tied to premium brands.
Leading this growth globally is Marriott International, which has maintained its position as the top hotel-branded residence operator since 2002. Buyers are drawn by the promise of refined living, brand reliability and a seamless combination of residential and hospitality services.
In Portugal, branded residences are experiencing what Savills described as 'unprecedented growth,' with the Algarve standing out as a central hub. Within this region, Kronos Homes is actively marketing Marriott Residences Algarve Salgados and The Residences at The Westin Salgados Beach Resort. These two adjoining developments offer a total of 96 luxury homes tailored for both primary and secondary residential use.
The two projects have recently undergone a rebranding under the direction of Highgate Portugal, a leading hospitality management firm. The result is a compelling blend of top-tier hotel services and residential exclusivity.
Key factors attracting buyers include the meticulous finishes, resort-level amenities and premium locations. The Westin development comprises 42 expansive two- and three-bedroom residences, while the Marriott offering includes 54 homes ranging from one- to three-bedroom layouts. Residents have access to facilities such as multiple swimming pools, fitness and wellness centres, spa, restaurants, an 18-hole golf course, and concierge services.
Buyers can opt for beachfront living, with the Westin Salgados Beach Resort located just 100 metres from the coast, or golf-facing homes at the Marriott Salgados Resort, overlooking the lush Salgados Golf Course. Launch prices start at EUR 675,000 (approx. USD 720,000) for the Westin's two-bedroom units, while the Marriott one-bedroom residences are priced from EUR 350,000 (approx. USD 373,000).
Convenience is another major factor influencing purchasing decisions. The Kronos Homes developments offer fully furnished, key-ready properties designed to meet the exacting standards of Marriott and Westin, making them immediately liveable upon handover. Generous interior layouts and spacious balconies enhance liveability, while the location-just 35 minutes by car from Faro International Airport-provides excellent connectivity with direct flights to the US, UK, and key European destinations.
Increased buyer interest is also tied to the security and asset protection features that are standard within branded residences. Savills observed that rental programmes have gained considerable popularity in recent years, particularly in resort locations. These schemes allow owners to generate income when not using the property, while lock-up-and-leave features offer peace of mind to those who prefer to retain the space for private use.

She emphasised that branded residences elevate this proposition, offering unmatched service, high-quality amenities, and strong potential for capital gains and rental yield.
