In a significant move to facilitate urban renewal, Maharashtra Chief Minister Devendra Fadnavis announced that cooperative housing societies may soon access concessional loans for self-redevelopment projects. The state has approached the National Cooperative Development Corporation (NCDC) to extend its lending services to urban areas, aiming to reduce societies' reliance on private developers. This initiative complements existing incentives, including a waiver of the 8.5% interest on government premiums until March 2026 and plans for a single-window clearance system. These measures are designed to streamline redevelopment processes, making them more accessible and financially viable for housing societies across the state.
In a bid to empower cooperative housing societies and accelerate urban redevelopment, Maharashtra Chief Minister Shri Devendra Fadnavis has announced plans to provide concessional loans for self-redevelopment projects. The state government has requested the National Cooperative Development Corporation (NCDC) to extend its loan facilities to urban cooperative housing societies, a move that could significantly reduce their dependence on private developers.
Currently, the NCDC's lending is primarily focused on rural areas. However, the state government's proposal seeks to expand this scope, enabling urban housing societies to access affordable financing for self-redevelopment. This approach allows societies to manage their redevelopment projects independently, potentially leading to more timely and cost-effective outcomes.
Complementing this initiative, the state government has introduced several incentives to support self-redevelopment. Notably, an 8.5% interest waiver on government premiums for self-redevelopment projects has been implemented, effective until March 2026. This measure aims to alleviate the financial burden on societies undertaking redevelopment without external developers.
To further streamline the redevelopment process, the government is planning to revive a single-window clearance system. Originally proposed in 2019, this system is intended to simplify and expedite the approval process for self-redevelopment projects, making it more accessible for housing societies.
These combined efforts reflect the government's commitment to facilitating self-redevelopment, offering housing societies greater autonomy and financial support. By reducing reliance on private developers and simplifying regulatory procedures, Maharashtra aims to promote sustainable and community-driven urban renewal.
