L&T Realty expands in Navi Mumbai with 34-acre Panvel purchase

Larsen & Toubro's (L&T) real estate division, L&T Realty, purchased a 34-acre plot of land in Panvel, Navi Mumbai, earlier this week. The deal, valued at over INR 102 crore, involved three different landowners. This purchase represents a strategic shift for L&T Realty, as it marks the company's first outright land acquisition, a departure from its traditional reliance on joint development agreements (JDAs) and joint ventures (JVs) for expansion.


Located near the riverfront, the land is currently zoned for industrial use, leading to speculation about the company's future plans for the site. It remains unclear whether L&T Realty will seek a change of land use to allow for the development of a residential project or if it plans to use the land for a precast manufacturing facility to support its construction operations.

The company's previous developments have been largely based on collaborations with other stakeholders. For instance, last year, L&T Realty entered into a joint venture with Valor Estate to develop a large INR 8,500 crore project on a 7.5-acre land parcel at Bandra Reclamation, Mumbai. Additionally, the company has undertaken a large redevelopment project in Thane, where it has committed to a 12.2-acre land parcel for rehabilitating slums, with a total development potential of over 3.12 million square feet.

L&T Realty was established in 2011 and has since grown to manage a portfolio of approximately 70 million square feet, covering residential, commercial, and retail developments. The company has a strong presence in major cities, including Mumbai, Navi Mumbai, NCR, Bengaluru, Hyderabad, and Chennai. This Panvel acquisition is expected to further bolster L&T Realty's growing presence in Navi Mumbai, an area that has witnessed significant infrastructure development in recent years.
