Synopsis

Maharashtra Chief Minister Shri Devendra Fadnavis and Deputy CM Shri Eknath Shinde recently inaugurated Phase 2 of Mumbai Metro Line 3, a 9.6 km underground stretch from Worli's Acharya Atre Chowk to Bandra Kurla Complex (BKC). This brings the operational corridor to 20 km, improving north-south connectivity between Aarey and Worli. Covering key locations like Dharavi, Dadar, Mahim, and Siddhivinayak Temple, the expansion is expected to boost real estate activity in surrounding areas. Analysts predict a 1.5-2x rise in annual office leasing in CBDs like BKC and Worli. The final phase to Cuffe Parade will further enhance Mumbai's transit integration and urban growth.

Maharashtra Chief Minister Shri Devendra Fadnavis and Deputy Chief Minister Shri Eknath Shinde officially opened the second phase of Mumbai Metro Line 3 earlier this week. The line is a 9.6-kilometer subterranean section that connects Worli's Acharya Atre Chowk to Bandra Kurla Complex (BKC). This addition extends the operational corridor to 20 km, enhancing connectivity between Aarey and Worli.


The newly operational segment traverses key areas including Dharavi, Sheetla Devi Temple, Dadar, Siddhivinayak Temple, Mahim Dargah, Mahim Church, and Worli. This improved transit route is poised to significantly impact Mumbai's real estate landscape. Vimal Nadar, National Director and Head of Research at Colliers India, indicated that the Aqua Line's expansion is expected to catalyze real estate growth along its route, particularly in established catchment areas.

The metro's enhanced north-south connectivity is anticipated to rejuvenate older business districts such as Nariman Point and bolster existing hubs like BKC, Worli, and Lower Parel. Complementing the Coastal Road Project, these developments are likely to result in a 1.5 to 2 times increase in annual office leasing demand within the central business district micro markets.

The final phase of Metro Line 3, extending from Worli to Cuffe Parade, is anticipated to further integrate Mumbai's transit network, linking old and new business districts, residential clusters, and major transit nodes. This comprehensive connectivity is expected to support balanced urban development and reinforce Mumbai's position as a resilient urban center.
