Amazon has renewed its five-year lease for over 94,000 sq ft of office space at Godrej Two in Vikhroli, Mumbai, with a 48-month lock-in period and monthly rent of INR 1.73 crore. The lease covers four Amazon entities and includes 60 parking spaces. Located in the premium 'The Trees' mixed-use development by Godrej Properties and Godrej Fund Management, the office space spans four units on the 7th floor. This renewal highlights Amazon's ongoing expansion in Mumbai and reinforces Vikhroli's rise as a key commercial hub. It also reflects the growing preference for sustainable, well-connected office spaces among global corporations in India.
In a significant move reflecting its deepening commitment to Mumbai's commercial real estate, Amazon has renewed its lease for over 94,000 sq ft of office space in the Godrej Two building, situated along the Eastern Express Highway in Vikhroli. The lease, spanning five years with a 48-month lock-in period, commands a monthly rent of INR 1.73 crore. This renewal encompasses four Amazon entities: Amazon Seller Services, Amazon Development Centre India, Amazon Data Services India, and Amazon Smart Commerce Solutions. The agreement also includes 60 parking spaces, 20 of which are designated as paid parking at INR 8,508 per space per month.
The leased space is distributed across four units on the 7th floor of Godrej Two. Specifically, Amazon Seller Services occupies over 42,000 sq ft at a monthly rent exceeding INR 78 lakh; Amazon Development Centre India leases approximately 19,926 sq ft for over INR 36 lakh per month; Amazon Data Services India holds 16,447 sq ft at over INR 30 lakh monthly; and Amazon Smart Commerce Solutions utilizes 15,181 sq ft for more than INR 27 lakh per month.
Godrej Two is a Grade 'A+' office development and part of the larger mixed-use project, 'The Trees,' which combines commercial, residential, retail, and hospitality spaces. This development is a joint venture between Godrej Fund Management and Godrej Properties. Notably, Amazon had previously leased approximately 2.6 lakh sq ft in Godrej Two as part of its expansion strategy in Mumbai. The continued partnership between Amazon and Godrej underscores the growing demand for premium office spaces in Mumbai's central suburbs, particularly in areas like Vikhroli, which have emerged as strong micromarkets in recent years.
