The deal, registered on March 20, 2025, reflects a growing trend of high-profile investments in Mumbai's extended suburban corridors, especially along Ghodbunder Road, a fast-developing real estate belt that connects Thane to the Western Express Highway and Mumbai city.


According to documents, the 7 acres acquired by the duo are part of a larger 30-acre land holding, indicating that this may be an initial phase in a more expansive development plan. The transaction attracted stamp duty charges of INR 68.96 lakh and registration fees of INR 30,000.

Owale, where the land is located, lies along the Ghodbunder Road corridor, which is fast becoming a hotspot due to ongoing infrastructure upgrades such as the proposed Mumbai Metro Line 4, which will connect Wadala to Kasarvadavali, and the planned Borivali - Thane Twin Tunnel Project. In recent years, Thane West has attracted prominent developers like Hiranandani, Lodha, and Tata Housing, and is now drawing the attention of celebrity investors looking to secure land before prices surge further.

The move aligns with a broader pattern of actors and athletes investing in land rather than ready apartments, likely for the flexibility of future development be it personal use or joint ventures with developers.

This is not the first major property acquisition by the duo. In July 2024, KL Rahul and his wife Athiya Shetty, daughter of Suniel Shetty, made headlines for purchasing a INR 20-crore luxury apartment in Pali Hill, Bandra one of Mumbai's most exclusive residential neighbourhoods. That apartment, measuring 3,350 sq ft, is located on the second floor of the plush Sandhu Palace, a premium high-rise in a neighbourhood home to many Bollywood elites.

Later, in October 2024, Suniel Shetty and his son Ahan Shetty acquired a 1,200-sq ft apartment in Khar West for INR 8.01 crore. Notably, this was a bank auction purchase, signaling their willingness to pursue value buys in high-end neighbourhoods.

Suniel Shetty has long been active in real estate, not just as a buyer but also as an investor in boutique development ventures.
