The 1,290.57 sq. ft. unit commands a monthly rent of INR 16.89 lakh for the first three years, rising to INR 17.73 lakh for the final two. The agreement includes a security deposit of INR 60 lakh and attracted a stamp duty of INR 2.67 lakh. Originally purchased in 2009 for INR 3.11 crore, the property reflects strong asset appreciation in Bandra-a prime location increasingly leveraged by celebrities amid booming real estate demand.
Sohail Khan, actor and film producer, has recently leased out a commercial unit he owns in Bandra, one of Mumbai's most sought-after neighbourhoods. The leased property, situated within the well-known Gasper Enclave, has been rented to The Irish House Food and Beverages Private Limited, an established name in the casual dining and pub space.
The lease registration was completed earlier this year. As per documents accessed through real estate data platforms, the agreement outlines that the tenant will pay a monthly rent of INR 16.89 lakh for the initial 36 months. For the remaining 24 months, the monthly rent will be increased to INR 17.73 lakh. Over the full five-year period, this arrangement is expected to generate a total rental income of approximately INR 10.3 crore for Khan.
The agreement also includes a security deposit of INR 60 lakh, ensuring additional financial security for the landlord. Further, the lease registration attracted a stamp duty of INR 2.67 lakh and a registration fee of INR 1,000 standard charges for a transaction of this scale.
The leased premises span a carpet area of approximately 1,290.57 sq. ft., strategically located in a high-footfall zone. According to property transaction records, Khan had purchased this commercial unit in April 2009 for INR 3.11 crore. Over the years, the Bandra real estate market has seen consistent appreciation, making this lease not only a source of income but also a demonstration of long-term asset growth.
Bandra, with its blend of old-world charm and modern urban development, remains a top pick among investors and tenants alike. The neighbourhood is home to numerous Bollywood personalities, boutique outlets, luxury residential developments, and high-end restaurants.
