Kolkata's housing market has experienced notable changes between 2024 and 2025. According to a report by Anarock, the number of unsold affordable homes—those priced below INR 40 lakh—decreased by 20%. In contrast, unsold luxury homes, priced above INR 1.5 crore, increased by 96% during the same period.


This trend suggests a growing demand for affordable housing, leading to a reduction in unsold inventory. Simultaneously, the rise in unsold luxury homes indicates a slower absorption rate in the high-end segment. Anarock's data shows that between January 2021 and March 2025, Kolkata added 66,260 housing units across all price segments, with 24,800 units (37%) in the affordable category.

Despite a nationwide decline in affordable housing launches post-COVID-19, Kolkata remained active in this segment, although the number of new projects has decreased. The shift in consumer preference towards larger homes has led developers to focus more on premium and luxury projects. However, the sustained demand for affordable housing in Kolkata highlights the city's unique market dynamics.
