The Yamuna Expressway Industrial Development Authority (YEIDA) recently launched a scheme offering 276 residential plots in Sector 18, Noida. These plots, measuring 200 square metres each, are priced at INR 35,000 per square metre, marking a 35% increase from previous rates. Applicants can apply until May 21, with a draw set for July 11. A 10% registration fee is required, and the remaining amount must be paid within 60 days. This scheme is part of YEIDA's wider plans, which include upcoming plots for group housing, industrial, commercial, and hotel projects near the Noida International Airport.
The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new scheme offering 276 residential plots in Sector 18, Noida, as part of its ongoing efforts to develop the region. These plots, each measuring 200 square metres, are priced at INR 35,000 per square metre, reflecting a 35% increase from the previous rate of INR 25,900 per square metre. The application window opened earlier this week and will remain open until May 21, with the allotment draw scheduled for July 11.
Of the 276 residential plots, 214 are available under the general category. The remaining plots are reserved for specific groups: 17.5% are set aside for farmers, and 5% for individuals associated with industries in the area. The increased pricing aligns with the growing demand for property in the region, which has been buoyed by the upcoming Noida International Airport and other infrastructure developments nearby.
To apply, prospective buyers are required to pay a 10% registration fee. For the 200 square metre plots, this fee amounts to approximately INR 7 lakh. Once the plots are allotted, the remaining balance must be paid within 60 days. In case of any delay in payment, YEIDA has outlined a system for time extension charges. Furthermore, construction on the allotted plots must begin within three years from the execution of the lease deed, otherwise, additional charges will apply.
This residential plot scheme is just one part of YEIDA's larger development plans for the region. The authority is also preparing to launch 15 group housing plots, with sizes ranging from 2.5 to 50 acres. Additionally, plans are underway for 100 industrial plots and 140 commercial plots for shops. Nine hotel plots are also expected to be introduced soon.
These initiatives are strategically aligned with the broader vision of capitalizing on the growing demand for real estate driven by the Noida International Airport, the upcoming Medical Device Park, and the proposed Film City, all located within a 10 to 15 km radius of the new residential plots. The expansion of these key projects is expected to significantly enhance the region's infrastructure and increase its attractiveness for investors and residents alike.
