The Uttar Pradesh government has formed a nine-member panel to investigate serious allegations against Ansal Properties and Infrastructure Ltd (Ansal API), including misuse of government land and incomplete township works. This follows UP RERA's INR 14.40 crore penalty and 619 recovery certificates worth INR 113 crore for violations. Ansal's Lucknow township project faces FIRs for selling mortgaged land and missing development commitments. The developer, now in insolvency, faces a INR 4,500 crore claim from LDA. NCLAT has allowed government bodies to join the proceedings, while the ED has reopened a financial probe. Authorities aim to protect homebuyers and bring transparency to real estate dealings.
?The Uttar Pradesh government has intensified its scrutiny of Ansal Properties and Infrastructure Ltd (Ansal API) by forming a nine-member committee to investigate various allegations against the developer. This committee, led by the Divisional Commissioner of Lucknow, is tasked with examining five key areas: unauthorized use of government or Gram Sabha land, the status of land pledged to housing authorities, cost estimates for completing pending township works, verification of land titles, and review of transactions by consortium members associated with Ansal Properties.
This move follows a series of actions against Ansal API. In January 2025, the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) imposed a INR 14.40 crore penalty on the developer for illegally registering sale deeds without proper registration. Additionally, UP RERA has issued 619 recovery certificates totaling over INR 113 crore and 27 more worth INR 19.73 crore for non-compliance and violations of the RERA Act.
Ansal API's high-tech township project in Lucknow, initially approved in 2005, has been under scrutiny for unauthorized land sales and failure to deliver promised developments. The Lucknow Development Authority (LDA) filed an FIR against the developer for selling mortgaged land and not completing the project as agreed.
Furthermore, the National Company Law Appellate Tribunal (NCLAT) has allowed LDA and other government bodies to join the bankruptcy proceedings against Ansal API, which filed for insolvency in February 2025. LDA has presented a INR 4,500 crore liability claim, citing unauthorized sales and dues.
The Enforcement Directorate (ED) has also reopened investigations into Ansal API's financial dealings, focusing on alleged fund misappropriations and the involvement of a former managing director.
These developments underscore the government's commitment to holding developers accountable and protecting homebuyers' interests. The ongoing investigations and legal actions aim to ensure transparency and justice in the real estate sector.
